Construction Manager - Vertical Builds at QT
We are partnering with Consultant Engineering, Inc. (CEI), an Arizona-based professional engineering firm, to manage construction of municipal facilities, fire stations, schools, and similar projects. The role ensures compliance with International Building Code (IBC) standards, local codes, and project delivery within budget, on time, and to quality expectations.
Responsibilities- Project Planning & Coordination
- Monitor and evaluate schedules, budgets, and resource allocations for new construction.
- Facilitate and document schedule progress meetings.
- Coordinate with architects, engineers, contractors, and owner staff to define project requirements.
- Review construction drawings and specifications, ensuring adherence to IBC and local codes.
- On-Site Project Management
- Supervise construction activities, ensuring compliance with standards, safety protocols, and regulatory requirements.
- Oversee inspectors for concrete work, drywall, electrical, HVAC, and other key trades.
- Conduct site visits, review work progress, and address issues or delays.
- Code Compliance & Quality Assurance
- Ensure all work adheres to IBC, local building codes, and applicable regulations.
- Maintain accurate project documentation and compliance records for inspections and audits.
- Communication & Stakeholder Engagement
- Serve as liaison between contractors, owner stakeholders, and regulatory agencies.
- Provide regular updates to owner's leadership on status, budget, and timeline adjustments.
- Work closely with owner's staff to communicate impacts on daily operations.
- Contractor Collaboration & Oversight
- Manage contractor performance and adherence to specifications, timelines, and quality standards.
- Address on-site issues with contractors, including sequencing and quality corrections.
- Approve invoices and monitor change orders, ensuring financial accountability.
- Daily Reports & Documentation
- Document changes, delays, or incidents and communicate to leadership and stakeholders.
- Maintain organized records of as-built drawings, operations manuals, warranties, and closeout documentation.
- Budget & Financial Management
- Monitor project budgets, track expenditures, and minimize cost overruns.
- Approve contractor invoices and manage financial documentation in alignment with policies.
- Project Closeout
- Oversee final inspections and punch-list items, ensuring compliance with plans and codes.
- Manage handover process, providing documentation, warranties, and maintenance guides.
- Ensure permits are closed out and conduct post-construction evaluations.
- Education – Bachelor’s degree in Construction Management, Architecture, or related field.
- Experience – Minimum of years in construction management, strongly preferred in public sector projects.
- Skills – Strong project management, budgeting, and leadership skills; knowledge of IBC standards and local codes.
- Certifications – ICC, PMP & CACM and/or relevant construction management certifications preferred.
- Software – Proficiency in construction management software (e.g., Procore, eBuilder, Plan Grid) and scheduling tools.
Frequent on-site presence and occasional work outside regular hours to meet project demands.
