Job Description

The Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project. Manages and oversees any contracted work on the site to ensure successful project completion.

Duties & Responsibilities
  • Studies specifications to plan procedures for construction based on starting and completion times and staffing requirements for each phase, using knowledge of available tools, equipment, and building methods.
  • Interacts with the Project Manager to determine the project schedule; develops and utilizes "look ahead" schedules to assess progress and spot upcoming issues.
  • Coordinates the pre‑construction meeting with the Project Manager prior to mobilization.
  • Directs procurement of tools and materials to be delivered at specified times to conform to work schedules.
  • Ensures all parties involved with the project are informed of construction issues and progress: meets with supervisory personnel to plan and execute work procedures, meets with craft personnel, meets with subcontractors, and meets with clients.
  • Works with supervisory personnel and labor representatives to resolve complaints and grievances within the project workforce.
  • Confers with supervisory, engineering personnel, inspectors, and suppliers to resolve construction problems and improve construction methods.
  • Inspects work in progress to ensure it conforms to specifications and schedules.
  • Manages the project based on progress reports, materials used, and costs, adjusting work schedules accordingly.
  • Works with the Manager of Craft Resources to move personnel between projects, minimizing hiring and layoffs; manages crew mixes and work assignments to control labor costs; may terminate non‑performing personnel.
  • Works in conjunction with the project manager in preparing the Project Management Plan.
  • Ensures company policies, such as safety policies, equal opportunity, and others, are implemented consistently and that company quality standards and housekeeping requirements are maintained.
  • Performs other related duties as assigned.
Qualifications
  • Bachelor's degree in engineering or construction‑related field (or equivalent) and at least 5 years of data center construction experience.
  • Demonstrated knowledge of construction processes.
  • Valid driver’s license and ability to travel to and from the project site.
  • Understanding and application of building codes and design requirements; reads blueprints accurately.
  • Good understanding of subcontractors’ scopes of work and tolerances.
  • Excellent written and verbal communication skills, with basic Spanish preferred.
  • Good administrative skills: monitors progress, coordinates work activities, informs others of progress and problems.
  • Strong management skills: establishes techniques to monitor and supervise subordinates and follow up on delegated assignments.
  • Maintains integrity and adheres to ethical standards.
  • Excellent problem‑solving ability: draws relationships between data from different sources to formulate alternative solutions.
  • Team player: works well with others, helps co‑workers, customers, subcontractors, and others achieve goals.
  • Maintains good interpersonal relationships, uses tact, and is sensitive to others’ needs.
  • Highly organized: establishes priorities and action plans for multiple tasks.
  • Plans effectively: allocates resources, assigns personnel, uses time efficiently, and stays organized.
  • Professional appearance and conduct; makes a good impression.
  • Shows initiative: self‑starter, works with minimal supervision, strives to exceed performance expectations.
  • Ability to operate office equipment (fax, copier, telephone); uses spreadsheet and word‑processing software.
  • Knowledge of CMiC preferred.
  • Project experience with hospitals/medical facilities ($10 million plus).
