Join Our Team as a New Development Transition & Operations Manager!
Are you energized by bringing new communities to life? Gorman & Company is looking for a detail-driven, analytical, and highly organized professional to lead the operational launch of our newest properties-from pre-development all the way through a successful lease-up.
In this role, you'll coordinating key transition milestones and serve as the communication hub across development, construction, operations, and onsite teams. If you have a strong background in property management overseeing projects, enjoy working independently while partnering with large cross-functional groups, and love seeing a new property come to life, this is an exciting opportunity to make a major impact.
What You'll Do:
Lead property management transition activities from pre-development through lease-up
Maintain and track project checklists, timelines, turnover deliverables, and readiness milestones
Coordinate lease-up efforts, weekly calls, and reporting to support on-time launches
Serve as the communication hub between development, operations, construction, and onsite teams
Oversee punch walks, handoff documentation, vendor setup, and resolution of pre-opening issues
Manage a centralized inbox/ticketing system and distribute weekly property updates
Work independently while collaborating effectively with large internal and external teams
What You Bring:
Project management (within Property Management) background with proven ability to manage complex timelines and deliverables
Property management experience, ideally with exposure to lease-ups at the onsite or regional level
Experience working with Smartsheet, along with strong Excel and Microsoft Office skills
3-5 years of experience in multifamily development, construction operations, or property management
Exceptional attention to detail with strong analytical and problem-solving skills
Highly independent, self-sufficient, and motivated "go-getter" mindset
Professional communication style with the ability to work across departments and with outside partners
Ability to travel approximately 25% (about two trips per month), with flexibility depending on projects
Flexible schedule availability (primarily Monday-Friday with occasional early/late calls as needed)
Valid driver's license
Compensation & Benefits:
Annual compensation between $90,000 and $112,000, depending on experience
