Responsibilities- Perform all sales and leasing activities to achieve the property’s revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours and showing apartments, processing applications, credit and background checks, and preparing lease and move‑in packages.
- Collect and record all pertinent information from prospective residents at move‑in and maintain accurate data in the property management system.
- Stay informed about market and competitor conditions; collaborate with teams and leadership to develop short‑ and long‑term marketing plans that sustain occupancy and maximize revenue.
- Design and execute marketing activities and events, including resident referral and employer outreach programs, internet marketing, and other property‑specific initiatives.
- Use the on‑site property management software to track apartment availability, record leasing activities, manage resident and prospect data, and analyze performance metrics.
- Ensure show units meet the company’s standards for show quality by inspecting the tour path, communicating maintenance needs, merchandising, and preparing the leasing office.
- Follow up with prospects and new residents within 24 hours to ensure satisfaction and finalize lease or renewal decisions.
- Support the property’s lease renewal program by preparing renewal letters, meeting with renewing residents, and ensuring timely signing of renewal documents.
- Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems.
- Demonstrate customer service skills, treating residents, prospects, and guests with respect and addressing complaints sensitively.
- Attend community and networking events, align with local associations, and participate in outreach marketing to generate referral sources and new business leads.
- Complete various financial, administrative, and other reports and analysis as required.
- Assist the Lifestyle Coordinator by attending and assisting with event setups when needed.
- High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
- 1–3 years of relevant experience in sales, marketing, internet, and customer service, with the ability to resolve customer complaints and handle financial records.
- Strong written and verbal communication skills, including the ability to read, write, and comprehend legal documents.
- Mathematical skills necessary to process sales conversions.
- Proven sales skills: generating leads, conducting presentations, qualifying prospects, and closing deals.
- All required state and local licenses and certifications.
- Valid driver’s license to operate a golf cart on property.
- Proficiency in word processing, spreadsheets, property management applications, and database management programs.
- Proficiency in internet marketing, advertising, and sales-related tools.
- Ability to adapt sales messaging to specific markets and professionals.
