Evergreen Devco, Inc. is a 52-year-old, privately held real estate development company specializing in retail, multifamily, and industrial development throughout the western United States. We are seeking an experienced Senior Leasing Manager to join our Retail Leasing Team
. The Senior Leasing Manager will report directly to the Principal of Retail Leasing and will be part of Evergreen’s internal Retail Leasing Team, playing a key role in the leasing and merchandising of a growing portfolio of retail developments across Arizona, California, Colorado, and Utah.
The ideal candidate is highly motivated, relationship-driven, and thrives in a fast-paced, collaborative environment. This individual should be comfortable managing multiple transactions simultaneously with scrupulous attention to detail, able to take ownership of their work, collaborate across departments, and contribute wherever needed. The ideal candidate is confident without having a large ego, values relationships, and enjoys being part of a team environment where everyone contributes to project success.
The position can be based in Colorado or Arizona.
Day and overnight travel to core markets (Arizona, California, Colorado, Utah), to professional conferences, and company events is required.

- Strong understanding of retail lease structures, deal economics, and transaction negotiations/tradeoffs
- An in-depth understanding of retail lease (ground, shops, and build-to-suit) and purchase agreement clauses and structure, experience reviewing legal documents and provide insightful feedback and direction/corrections to legal counsel
- Full understanding of NOI, cap rates, and the valuation of NNN leased assets. Ability to compare disposition scenarios and evaluate transaction economics
- Lead leasing efforts for assigned transactions/projects consisting of a diverse mix of new, ground-up retail developments, including anchored shopping centers, multi-tenant buildings, retail within mixed-use projects, and unanchored retail pads.
- Draft and fully negotiate Letters of Intent with ground lease tenants, pad buyers, and shops tenants.
- Manage legal counsel throughout the lease negotiation process.
- Draft commission agreements, NDA’s, listing agreements and other typical retail transaction documents.
- Interpret complex master development documents such as REA’s, CC&R’s and Declarations.
- Develop and maintain relationships with local, regional, and national retailers, restaurants, and service users.
- Cultivate brokerage relationships and proactively generate tenant leads through networking, direct outreach, and industry contacts.
- Attend local, regional, and national industry events and conferences.
- Develop merchandising strategies for each project, including providing thoughtful input on appropriate LOD and MEP assumptions for multitenant shops buildings.
- Analyze market conditions, tenant demand, rental rates and competitive developments to assist with pro forma assumptions.
- Participate in site planning conversations to optimize leasing opportunities and develop tenant mix strategies for projects.
- Review and summarize financial statements, credit reports, profit and loss statements, balance sheets and qualify a prospective tenant’s financial strength, creditworthiness and ability to perform.
