About the Role

We are seeking an experienced and highly organized Property Manager to oversee the day-to-day operations of a portfolio of residential rental properties. The Property Manager will be responsible for maintaining strong relationships with property owners, tenants, vendors, and team members while ensuring properties are well-maintained, occupied, and operating efficiently. The ideal candidate has strong property management experience, excellent communication skills, attention to detail, and the ability to work independently in a fast-paced environment.

Key Responsibilities Property Management Operations
  • Manage the daily operations of an assigned portfolio of residential properties.
  • Serve as the primary point of contact for property owners and tenants.
  • Monitor property performance, occupancy, and tenant satisfaction.
  • Ensure properties are compliant with company policies, lease requirements, and applicable regulations.
  • Coordinate property inspections and follow up on identified issues.
  • Monitor lease expirations, renewals, move-ins, and move-outs.
  • Maintain accurate property and tenant records.
Tenant Management
  • Respond promptly and professionally to tenant inquiries and concerns.
  • Handle maintenance requests and coordinate repairs with vendors.
  • Follow up on tenant complaints, service requests, and property issues.
  • Coordinate move-in and move-out processes.
  • Assist with lease renewals and notices.
  • Monitor delinquent accounts and follow established collection procedures.
  • Coordinate eviction-related processes with the appropriate team members and legal providers.
Maintenance & Vendor Management
  • Coordinate maintenance requests from tenants and property owners.
  • Assign and communicate with approved vendors and contractors.
  • Obtain estimates and coordinate repairs as needed.
  • Follow up to ensure work is completed properly and within expected timelines.
  • Review invoices and verify completed work before approval.
  • Maintain professional relationships with vendors.
Owner Relations
  • Provide regular updates to property owners regarding their properties.
  • Communicate maintenance issues, tenant concerns, vacancies, and other important property matters.
  • Respond to owner questions and requests in a timely manner.
  • Help identify opportunities to improve property performance and reduce unnecessary expenses.
  • Provide excellent customer service and maintain strong owner relationships.
Leasing & Vacancy Management
  • Monitor vacant properties and ensure listings remain accurate and competitive.
  • Coordinate property showings and applications.
  • Work with the leasing team to reduce vacancy periods.
  • Review applicant and leasing activity as needed.
  • Coordinate approval, lease signing, and move-in procedures.
Administrative Responsibilities
  • Maintain accurate records in property management software and company systems.
  • Process and track work orders, inspections, leases, notices, and other documentation.
  • Keep owner and tenant information updated.
  • Follow company SOPs and internal processes.
  • Complete daily and weekly reporting requirements.
  • Communicate effectively with management and other departments.
Qualifications
  • Arizona Real Estate License
  • 2+ years of property management experience preferred.
  • Experience managing residential or single-family rental properties preferred.
  • Strong understanding of leasing, tenant relations, maintenance coordination, and property operations.
  • Excellent written and verbal English communication skills.
  • Strong organizational and time-management skills.
  • Ability to manage multiple properties and priorities simultaneously.
  • Strong problem-solving and decision-making skills.
  • High attention to detail.
