Maintenance Technician – JVM Realty Corporation
Join the JVM Realty Corporation team as a Maintenance Technician. You will be responsible for performing maintenance service requests, apartment make readies, and assisting the Community Manager and Service Supervisor/Service Manager in maintaining the community's appearance and integrity. Your role ensures a safe, clean, comfortable living environment for residents and visitors.
PayBase pay range: $20.00/hr – $24.00/hr.

- Conduct business in accordance with local, state, and federal safety laws, procedures, and guidelines, including EPA, OSHA, ADA, Fair Housing, etc.
- Walk the community to identify potential issues and address them or alert supervisors with recommendations.
- Perform maintenance in apartments: inspect, repair or replace lights, breakers, windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, appliances, faucets, sink plugs, tiles, plumbing, water heaters, drywall, paint, ceiling fans, lock changes, door installation, flooring, A/C filters.
- Maintain maintenance shop and storage areas, ensuring they remain locked when not in use.
- Complete service requests within 48 hours and apartment make‑ready turns within 5‑8 business days.
- Clean and maintain pool conditions and test chemical levels.
- Perform trash‑out of vacated apartments and remove abandoned furniture, trash, boxes, etc.
- Attend or complete training courses and comply with all safety rules.
- Immediately report unsafe conditions to supervisors.
- High school diploma or GED.
- Must understand and read English.
- Two years of property management maintenance experience.
- Experience in electrical, plumbing, HVAC, and carpentry.
- Knowledge of all safety features for equipment, machinery, tools, or materials.
- Excellent customer service and good written and oral communication skills.
- Ability to work effectively as part of a small community team and take direction from supervisors.
- High level of initiative and ability to complete tasks efficiently and completely.
- Flexibility to perform a wide variety of tasks thoroughly and promptly.
- Must pass the physical exam administered at the medical facility.
All maintenance employees are expected to own the following tools and carry an appropriate toolbox, tool bag, or tool pouch: hammer, Phillips screwdrivers #1‑3, standard screwdrivers 1/8”, 1/4”, 5/16”, nut drivers 1/4”, 5/16”, 3/8”, combination wrenches 1/4”–7/8”, adjustable wrenches 8” & 10”, Allen wrench set, two pipe wrenches (16” minimum), complete socket set (3/8” or 1/2”), cordless drill (12‑volt minimum), drill bits 1/16” to 1/2”, tape measure – 25’, channel locks, vise grips, standard pliers, needle‑nose pliers, hacksaw, electrical tester, circular hand saw, taping knives 2” & 6”, small level.
Drivingand Traveling Requirements
Must have a valid driver’s license and automobile insurance. Travel within the community to complete inspections and repairs or pick up parts and supplies about 10% of the time.
Certifications / LicensesType I & II.
ADAPhysical Requirements of the Position
- Snow removal: shoveling and snow blowing walkways and stairs.
- Perform outdoor job functions in all weather conditions, ~25% of the time.
- Lift up to 80 lbs, ~10% of the time.
- Climb stairs, ~10% of the time.
- Walk community grounds, ~15% of the time.
- Climb a ladder, ~5% of the time.
