Position: Leasing Specialist / Agent

Overview

Under the direction of the Community Manager, the Leasing Specialist is responsible for assisting in all operations of the leasing office. This includes minimizing vacancy, quickly leasing apartments, meeting occupancy goals, promoting good resident and public relations, ensuring program compliance, performing clerical duties, and directing maintenance personnel to keep the property in good condition.

Job Description
  • Adhere to all Company policies and procedures.
  • Answer the telephone and convert prospect calls into tour appointments.
  • Greet prospects, qualify their needs, tour prospective residents, and present community features and benefits.
  • Complete guest cards and invite prospects to lease an apartment, requiring them to complete an application and leave a deposit.
  • Coordinate marketing of vacant units, including required social media postings.
  • Work effectively with local housing authorities to ensure timely leasing and recertification of applicants/residents for tax credit units, meeting all required deadlines.
  • Ensure compliance with Tax Credit/DHCR/Section 8 and other relevant housing program requirements.
  • Collect rents and handle delinquent accounts in a timely and efficient manner.
  • Receive and process residents’ service requests.
  • Perform move‑in inspections and generate work orders as required.
  • Execute clerical functions, data entry, filing, and other tasks as needed.
  • Adhere to all appropriate Company accounting directives.
  • Prepare required reports and meet deadlines.
  • Handle all details of move‑ins and move‑outs, giving special attention to apartment inspection checklists.
  • Ensure residents are provided with a clean, safe, and well‑maintained community, including touch‑up cleaning of common areas, entry, and model units.
  • Collaborate with staff, residents, applicants, and visitors.
  • Report accidents and emergency situations to the Community Manager immediately.
  • Ensure timely handling of maintenance requests and notify residents of any delays; maintain written records of all maintenance work completed.
  • Maintain physical attendance during scheduled hours; occasional evenings or weekends may be required to meet occupancy goals.
  • Perform other related duties as assigned.
Experience
  • 2+ years’ apartment leasing experience preferred.
  • Experience with Low‑Income Tax Credit (LIHTC), HUD‑Section 8, HOME RD, or other compliance programs, including Fair Housing compliance.
  • Experience with Yardi, Boston Poston, or other property management software preferred.
  • Prior customer service experience helpful for interacting with residents, visitors, and staff.
  • Ability to keep accurate, organized files and records.
  • Data entry skills for system programs.
  • Math aptitude; understanding of debits, credits, and basic accounting.
  • Bilingual (Spanish or other) helpful.
Education
  • Minimum High School diploma/GED equivalent required; some college helpful.
  • Certifications COS, TCS desired or willingness to obtain.

  • Excellent organizational and time‑management skills to meet deadlines.

  • Resourceful with problem‑solving skills to resolve resident, prospective resident, personnel, and vendor issues.
  • Proactive and eager to learn and take on new responsibilities.
  • Professional business judgment to handle day‑to‑day matters.

Compensation
