The Director of Preconstruction oversees all estimating and preconstruction operations for our commercial construction services division. This role leads, develops, and supports a high‑performing team responsible for accurate cost estimating, preconstruction planning, and strategic pursuit support for quick‑serve restaurant, retail, and commercial projects across the U.S.
The Director will implement and maintain estimating standards, processes, and technology, ensuring accuracy, accountability, and collaboration between preconstruction, project management, and business development. The Director will also heavily contribute to the bid process and produce estimates and bid packages for Sevan’s projects. This position requires a driven, detail‑oriented professional who thrives in a fast‑paced environment, has strong leadership presence, and can navigate demanding internal and external stakeholders with professionalism and composure.
Key Responsibilities Work Conditions & TravelThe Director of Preconstruction will work a hybrid schedule in our Plano, TX office. Travel is required on an as‑needed basis, 20‑40% of the time across the U.S.
Leadership & Management- Lead, train, and mentor the estimating team to deliver accurate, timely, and high‑quality estimates and proposals.
- Set clear performance expectations, manage workloads, and establish accountability for deliverables and deadlines.
- Foster a culture of accuracy, responsiveness, collaboration, and professional growth within the team.
- Partner closely with operations leadership to align estimating practices with project delivery goals.
- Oversee the full estimating lifecycle—from conceptual budgets and schematic estimates to GMPs and hard bids.
- Establish and enforce company‑wide estimating procedures, templates, and cost databases.
- Implement and manage estimating technology and software (Pro Est, Bluebeam, Procore, etc.).
- Audit all estimates to ensure completeness, accuracy, and proper documentation of assumptions.
- Manage the estimating pipeline to ensure balanced workloads and timely delivery.
- Collaborate with clients, architects, engineers, and subcontractors to develop accurate pricing and identify value‑engineering opportunities.
- Lead preconstruction meetings, bid strategy sessions, and risk reviews.
- Support business development and proposal teams in RFP/RFQ pursuits, including conceptual pricing and technical narratives.
- Maintain strong relationships with subcontractors and suppliers to stay current on market pricing and escalation trends.
- Serve as a working leader, actively contributing to estimating deliverables while overseeing team performance.
- Produce detailed quantity take‑offs, conceptual and hard‑bid estimates, and pricing proposals for select projects.
- Step in as lead estimator on complex or high‑priority pursuits, ensuring accuracy and competitiveness.
- Support team members with technical guidance, scope review, and cost validation on active bids.
- Maintain close alignment with operations teams during project handoff to confirm scope, assumptions, and risk items.
- Model best practices in estimating methodology, documentation, and communication to set the standard for the department.
- 15+ years of progressive commercial construction experience, with at least 10 years in estimating/preconstruction.
- Proven experience leading preconstruction/estimating for quick‑serve restaurants, retail, or commercial projects (tenant improvement and ground‑up).
- Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or related field.
