Key Responsibilities:
Operational Management
- Oversee daily operations of assigned retail properties, including maintenance, security, janitorial, and landscaping.
- Conduct regular property inspections to ensure compliance with company standards and identify areas for improvement or repair.
- Manage service contracts and vendor relationships, ensuring quality and cost-effective performance.
- Coordinate capital improvement projects, renovations, and tenant build-outs.
- Serve as the primary point of contact for all tenants.
- Ensure high levels of tenant satisfaction by responding promptly to maintenance issues, lease questions, and operational concerns.
- Monitor and enforce lease terms, including tenant compliance with use, insurance, and maintenance obligations.
- Coordinate tenant move-ins and move-outs.
- Develop, manage, and monitor annual operating budgets and capital expenditure plans.
- Review and approve property-level invoices and expenses.
- Prepare monthly and quarterly financial reports, variance analysis, and performance updates for ownership.
- Monitor accounts receivable and enforce rent collections, including coordinating legal action when necessary.
- Oversee CAM (Common Area Maintenance) reconciliations and billing.
- Collaborate with leasing teams and asset managers to support new lease negotiations and renewals.
- Assist with tenant improvement (TI) projects and timelines.
- Provide operational insight during lease negotiations to ensure lease clauses are operationally feasible.
- Ensure compliance with all local, state, and federal regulations (fire codes, health codes, ADA, etc.).
- Coordinate insurance coverage, claims processing, and risk mitigation efforts.
- Maintain accurate property records, certificates of insurance (COIs), vendor contracts, and legal documents.
- 7-10 years of experience in retail property management or commercial real estate operations.
- Proficiency in property management software (e.g., Yardi, MRI, Nexus, or similar).
- Strong understanding of retail lease structures (NNN, gross, percentage rent) and lease administration.
- Certified Property Manager (CPM), Real Property Administrator (RPA), or similar designation.
- Experience managing open‑air retail centers, lifestyle centers, or grocery‑anchored shopping centers.
- Familiarity with budgeting and CAM reconciliations for large multi‑tenant properties.
