Overview
Community Sales Manager - Trophy Signature Homes at Green Brick Partners, Inc. The Community Sales Manager must believe in, practice and initiate the HOME values (Honest, Objective, Mature, Efficient) in approach to the role.
Location:
Alvarado, TX. The role focuses on selling new homes for profit and providing excellent service to prospects and customers.
- Commitment: devote time to promoting home sales within the COMPANY and conduct activities to the greatest advantage of the COMPANY; maintain a professional appearance and represent the COMPANY and self in a professional manner at all times, including through social marketing efforts.
- Traffic and Sales Generation: maintain a sales performance level aligned with corporate goals (minimum average of 2 net sales per month, or 3 per month for a 1-person sales office) per quarter; know the competition; articulate business strategy; achieve greater than 90% Green Brick Mortgage capture rate; maintain loss to sales ratio < 30%; self-generate 20% of sales traffic; manage advertising and sign campaigns;
input and decide on advertising as required by the sales manager; follow up on all community internet and phone leads (1 personal call and 2 emails); submit weekly traffic reports and enter all prospects and Realtor registrations in the LASSO database; promote COMPANY and products through mailings and outreach to professionals and Realtors; list and maintain MLS accuracy per company guidelines. - Paperwork/Organizational Skills: timely submission of contracts and forms with complete information; post buyer information in the company database (LASSO); report changes in revised contracts; monitor loan statuses with Mortgage Company and Buyer; update loan progress in the system; process cancellations and time-sensitive documents within 24 hours.
- Customer Service: initiate weekly follow-up with buyers, handle emails and phone follow-ups, conduct post-closing visits; schedule closings with Mortgage Company and Title Company; manage loans, customer issues, and closing procedures; coordinate in-house walk-throughs prior to closing; ensure buyers close on or before contract date or when home is ready.
- Model Home and Community Maintenance: ensure model homes are open during business hours; maintain model appearance and grounds; manage closing packets and keys upon closing; keep inventory of sales office supplies; regularly check homes under construction and report discrepancies; maintain appearance and security of finished/unoccupied homes.
- Learning and Development: attend and participate in periodic training as directed by the sales manager.
- Competition Studies: compile quarterly market studies covering competitor pricing, home sizes, and financing; make product recommendations based on customer needs documented to management.
- Safety Compliance: follow all safety rules as established by the company.
- Supervision of Others: provide mentoring and coaching to sales assistants in the community.
- Authority/Budget/Decision Making: exercise discretion in negotiating contracts and making advertising decisions; arrange Realtor visits and promotional presentations off-site.
- Physical Requirements:
ability to stand/walk for extended periods; lift up to 25 pounds; other vision and dexterity requirements as described in the role.
- Education:
Bachelor’s Degree preferred. - Experience:
New home sales experience preferred; mortgage and construction experience a plus. - Competencies:
