Job Description
This position works independently to help provide and maintain church-owned meetinghouses, recreation camps, welfare and seminary facilities, which give Church members places to work, worship, teach, learn, pray together, make and renew sacred covenants. Each facility built or maintained should (1) provide a spiritual setting for members to worship, and (2) present an image of reverence and dignity in the community.
Responsibilities
- Maintenance and Repairs – perform scheduled and emergency preventive maintenance to ensure warranty compliance and extend the life of HVAC, plumbing, electrical, and sound systems.
- Repair motors, pumps, small engines, and cabinets, millwork, sheetrock, flooring, locks, and hardware.
- Services, repairs, or replace HVAC systems and components, plumbing systems, electrical systems, sound and electronic systems.
- Install, maintain, and repair doors, drywall, handrails, masonry, insulation, roofs, windows, etc.
- Follow preventative maintenance on HVAC equipment, motors, pumps, etc.
- Repair or replace locks, hinges, mill work, sheetrock (minor), tile work (minor), wall coverings (minor), small paint jobs, motors, engines, ground care equipment.
- Install, maintain, and repair interior and exterior finish woodwork such as cabinets, custom furniture, casings, countertops, exhibits, molding, trim, base.
- Install, repair, and maintain flooring including carpet, tile, and LVT.
- Install, repair, and maintain concrete, masonry, and exterior fencing.
- Handle, maintain, and repair required tools, portable machines, and general construction equipment.
- Utilize Corrigo work‑order tracking software and church time‑entry software to manage and document daily work.
- Responsible for maintaining OSHA standard safety during work, including reporting hazards or accidents to the Operations Manager.
- Estimate and purchase materials needed for specific jobs or projects.
- Manage inventory of supplies and equipment and order new supplies as needed.
- Reconcile P‑card purchases using church purchasing software.
- Attend meetings assigned by the Operations Manager and attend training sessions to improve technical skills.
- Provide relevant data from regulatory work‑order property inspections.
- Operate fleet vehicle and ensure all regulatory maintenance is performed.
- Work and engage with contractors as needed.
- Perform other duties as assigned by the FM group.
- Coach other FM Technicians on performing complex repairs and installations to keep 50% of the work in‑house.
- Mentor FM Technicians on inspecting and evaluating facility systems to provide preventive measures.
- Train other FM Technicians on how to utilize the work‑order software and engage with customers and third‑party vendors.
- Communicate the operations and functions of complex mechanisms simply and accurately.
- Remain responsive to inquiries and requests for assistance from other FM Technicians.
Qualifications
- High School Diploma.
- 5 years related experience or equivalent combination of experience and education.
- Proof of meeting all Church standard KPIs or performing at a top level.
- Ability to mentor and train others on technical functions.
- Maintain adequate knowledge of and always comply with OSHA standards and Church safety policies.
- Ability to effectively communicate and present information to individuals and small groups.
- Ability to read and comprehend instructions including safety policies and procedure manuals.
- Ability to write routine reports and correspondence.
- Proficient in the use of computers, cellphones, and tablets.
- Understand and be able to use MS Office applications and department‑specific software, web‑based programs, internet services, and wireless communications.
- Efficiently manage own schedule and prioritize work to accomplish job requirements.
- Familiar with and able to safely use industrial cleaning chemicals and products.
- Maintain a valid driver’s license and operate fleet vehicle.
Essential Physical Requirements
- Transfer items weighing 50 lbs. a distance of 20 feet without mechanical assistance.
