Property Manager - Pompano , Florida

We are seeking a dedicated, proactive Property Manager to oversee the day-to-day operations of residential properties in Pompano Beach, FL. This role is responsible for leasing, tenant relations, rent collection, property maintenance, vendor coordination, budget and invoice oversight, and ensuring properties remain safe, well maintained, and highly occupied. The ideal candidate is organized, customer-focused, skilled in conflict resolution, and comfortable managing urgent issues and being on call for emergencies as needed.

• Manage daily residential property operations, including leasing, maintenance coordination, tenant relations, and property appearance.
• Oversee move-ins, move-outs, new leases, lease renewals, apartment rentals, and preparation of lease and move-in packets.
• Track lease processes, including tenant applications, income verification, background checks, and lease compliance documentation.
• Collect monthly rent and oversee eviction processes when necessary.
• Respond to tenant inquiries, concerns, and conflicts professionally and work toward effective resolution.
• Conduct frequent property inspections and walk-throughs to ensure units and common areas meet safety, maintenance, and quality standards.
• Supervise building repairs, mechanical systems, cleaning, security, landscaping, utilities, janitorial services, and other required property services.
• Coordinate with maintenance staff and third-party vendors to ensure repair requests and emergency situations are addressed promptly.
• Obtain bids for projects, prepare comparison worksheets, recommend vendors, and negotiate third-party contracts, including build-out work.
• Review and approve invoices and submit them to accounting in a timely manner.
• Maintain accurate tenant, client, lease, and property records through detailed data entry and file management.
• Implement marketing and sales strategies to attract prospective tenants, retain current residents, and maximize rental income.
• Ensure leasing practices comply with applicable Fair Housing regulations, building codes, and other relevant requirements.
• Maintain strong tenant relationships using customer relationship management practices.
• Remain available for on-call, 24/7 property emergencies as needed.

• Demonstrated experience in property management, residential leasing, or a related real estate operations role.
• Strong knowledge of leasing processes, tenant relations, rent collection, lease renewals, and move-in and move-out procedures.
• Excellent communication, phone etiquette, customer service, and conflict-resolution skills.
• Proven ability to negotiate lease agreements, renewals, vendor services, and third-party contracts.
• Strong organizational, data entry, file management, and attention-to-detail skills.
• Ability to manage multiple priorities, respond effectively to emergencies, and work independently.
• Knowledge of Fair Housing regulations and compliance requirements for leasing activities.
• Experience coordinating maintenance, repairs, vendors, and property inspections.
• Strong sales and upselling skills to support occupancy and rental income goals.
• Familiarity with building codes and property regulations is preferred.
• Ability to be on call for property emergencies as needed.
