Position Overview:
We are seeking a skilled and reliable Maintenance Technician to join our team at a high-rise, 16-story condominium building with 165 residential units. The Maintenance Technician is responsible for the daily upkeep, preventive maintenance, and general repairs of the building’s systems and facilities, ensuring a safe, clean, and well-maintained environment for residents.
Key Responsibilities:
- Perform routine maintenance and inspections of HVAC, plumbing, electrical, and mechanical systems.
- Complete resident service requests in a timely and professional manner.
- Respond to building emergencies and participate in on-call rotation as needed.
- Conduct preventive maintenance tasks, including filter changes, lubrication, and minor adjustments.
- Maintain common areas (lobby, hallways, amenities, parking garage, etc.) in clean and operational condition.
- Assist with property inspections and vendor coordination for specialized repairs or services.
- Ensure tools, inventory, and maintenance supplies are well-stocked and properly stored.
- Follow all safety procedures, including use of personal protective equipment (PPE).
- Support tasks such as pressure washing, and exterior upkeep.
Qualifications:
- High school diploma or GED required; trade school or technical certification preferred.
- 2+ years of maintenance or building operations experience (residential or commercial).
- Working knowledge of HVAC, plumbing, electrical, and mechanical systems.
- Ability to troubleshoot and repair building systems and perform minor carpentry/painting tasks.
- Strong customer service and communication skills.
- Ability to lift 50+ lbs and work in various indoor/outdoor conditions.
Preferred Skills:
- HVAC certification (EPA Type I/II or Universal)
- CPO (Certified Pool Operator)
- Familiarity with building automation systems (BAS)
- Experience in a condominium, multifamily, or hospitality environment
