The RoleThe Leasing Agent is responsible for supporting the leasing, customer service, and administrative functions of LIHTC communities. This role focuses on resident interaction, application processing, compliance documentation, and maintaining strong occupancy.
It is ideal for someone who is detail-oriented, customer-service driven, and interested in growing within affordable housing and property management.
- Handle all leasing activities, including greeting prospective residents, providing property tours, and explaining eligibility requirements.
- Process rental applications, verify income and household information, and collect required LIHTC documentation.
- Manage the waitlist in accordance with LIHTC and property policies.
- Maintain accurate, up-to-date unit availability and property listings across all advertising platforms.
- Assist with community outreach and marketing efforts to ensure strong lead generation and occupancy.
- Collect and organize documentation for initial certifications, annual recertifications, and interim changes.
- Ensure resident files are complete, accurate, and compliant with IRS Section 42 and OHCS requirements.
- Follow established compliance checklists and procedures; escalate any discrepancies to the Assistant Manager or Property Manager.
- Stay informed on basic LIHTC guidelines, including income limits and rent updates, to accurately communicate information to applicants.
- Provide excellent customer service to current and prospective residents, addressing questions and concerns promptly and professionally.
- Support move-in and move-out processes, including unit walkthroughs, key exchanges, and resident orientation.
- Prepare and distribute resident notices, communications, and community information.
- Uphold Fair Housing laws and ensure consistent, compliant interactions with all applicants and residents.
- Answer phones, schedule appointments, manage email inquiries, and maintain a clean, welcoming leasing office.
- Assist with data entry, filing, document tracking, and updating resident information in Yardi.
- Help coordinate work orders with the maintenance team and follow up to ensure completion.
- Support property inspections and general upkeep of leasing materials, office supplies, and marketing collateral.
- 1+ year of customer service, leasing, or administrative experience (property management or LIHTC experience preferred).
- Strong communication and customer service skills.
- Ability to organize and manage multiple tasks with attention to detail.
- Basic understanding of Fair Housing laws or willingness to learn.
- Proficiency with computers; experience with Yardi is a plus.
- Reliable transportation and ability to travel between properties if needed.
- Exposure to LIHTC, Section 42, or other affordable housing programs.
- Experience processing rental applications or income-verifying documents.
- Bilingual skills (if useful in your resident communities).
- Desire to pursue industry certifications such as HCCP, ARM, or CAM in the future.
