Affordable LIHTC Assistant Property Manager

The Role

The Assistant Property Manager supports the daily operations, compliance activities, resident relations, and financial processes of assigned LIHTC communities.
This role is ideal for a detail-oriented housing professional who is experienced with LIHTC compliance, enjoys supporting both administrative and resident-facing functions, and thrives in a fast-paced, team-oriented environment.

Key ResponsibilitiesCompliance & Reporting
  • Assist with LIHTC compliance tasks, including gathering required documentation for initial certifications, annual recertifications, and interim changes.
  • Maintain organized, accurate, and audit-ready resident files in accordance with IRS Section 42 and OHCS requirements.
  • Support preparation and submission of recurring compliance reports to investors and state agencies.
  • Stay informed of basic LIHTC rules, income limits, and rent changes to ensure files and records remain compliant.
  • Assist with rent collection, payment posting, deposit preparation, and monitoring delinquency reports.
  • Support repayment plan documentation and resident financial communication.
  • Provide administrative support for the preparation of annual budgets and monthly variance reports.
  • Help track expenses, process invoices, and maintain accurate financial documentation.
  • Assist with leasing activities, including tours, application processing, income verification, and waitlist management.
  • Ensure accurate and up-to-date unit listings across digital marketing platforms and community postings.
  • Support community outreach efforts and maintain positive relationships with local referral partners.
  • Monitor basic market trends and share observations with the Property Manager.
Operations Support
  • Support the Property Manager in daily property operations, ensuring policies, procedures, and compliance standards are consistently followed.
  • Help coordinate maintenance requests, vendor scheduling, and follow-up communication with residents.
  • Assist with property inspections, ensuring units and common areas meet company and safety standards.
  • Provide on-site leadership in the Property Manager’s absence, following established guidelines and protocols.
Resident Experience
  • Provide exceptional customer service to residents, addressing questions, concerns, and requests professionally and promptly.
  • Support enforcement of community rules and Fair Housing compliance.
  • Assist with resident notices, communications, and community engagement activities.
  • Promote a positive and supportive environment while maintaining program integrity.
QualificationsRequired
  • 1–2 years of LIHTC or affordable housing experience, including exposure to compliance processes.
  • Proficiency with Yardi or similar property management software.
  • Basic understanding of Section 42 regulations, OHCS guidelines, and Fair Housing laws.
  • Strong organizational skills, accuracy, and ability to prioritize multiple tasks.
  • Excellent communication and customer service skills.
  • Valid driver’s license, reliable transportation, and proof of insurance.
Preferred
  • Experience with other affordable housing funding programs such as HUD, HOME, PHB, RAD, PBV, or MULTE.
  • Leasing, marketing, or outreach experience in a property management setting.
  • Industry certifications such as ARM, CAM, HCCP, or equivalent.
