Responsibilities- Experience with affordable housing programs (e.g., LIHTC, HUD Project Based Section 8, Section 236, PRAC, 811 PRA, USDA, HCD, HOME Funds and Bonds).
- Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) preferred but not required.
- Posting all payments and income from applicants, residents, and non‑current residents accurately and timely.
- Reconciling daily account receivables.
- Monitoring and following up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Assisting the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Posting all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
- Performing all end‑of‑the‑month closing procedures and reporting.
- Maintaining accurate records; auditing resident files for accuracy.
- Walking units and posting all move‑out charges, statements, and security deposit refunds.
- Regular/daily onsite attendance required.
- Screening, hiring, training, coaching, and developing onsite staff using consistent techniques.
- Providing ongoing training, coaching, counseling, and guidance to ensure staff effectiveness.
- Promoting harmony and job performance through effective leadership.
- Ensuring staff compliance with company policies and procedures.
- Strategic leasing management, including closing procedures, follow‑up, documentation, and accurate reporting.
- Implementing marketing strategies per the annual marketing plan.
- Handling resident complaints, concerns, and requests to ensure satisfaction.
- Developing and implementing resident retention programs (e.g., resident functions, promotions, newsletters).
- Effectively showing, leasing, and moving in prospective residents.
- Providing excellent customer service and monitoring maintenance response times.
- Maintaining property appearance and ensuring repairs are completed on a timely basis.
- Supervising all business functions related to operations.
- Planning and utilizing property resources, equipment, and supplies efficiently.
- High School Diploma or equivalent;
Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training. - Basic computer skills and understanding of onsite software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Standing or sitting for prolonged periods, repeating motions of wrists, hands, and fingers, and communicating with others.
- Regular movement throughout the workplace and occasional ladder, stair, or scaffold use.
- Ability to lift and move objects up to 25 lbs., operate machinery or power tools, and work in varied environments.
Salary Range: $26.00 per hour to $28.00 per hour.
Our compensation decisions consider skill set, background, training, certifications, and other factors. The offer we extend is dependent on the facts associated with each candidate.
