• Plan, schedule, and supervise the maintenance staff on daily activities (maintenance, installation, repairs, turns, cleaning of grounds and common areas).
• Hire, train, and develop staff while ensuring company policies, procedures and safety practices are applied.
• Conduct regular safety inspections of the property, correct unsafe practices or situations, and train all maintenance staff on safety practices including correct handling of chemicals and equipment.
• Lead and participate in department and regional meetings, community events, and safety and department meetings with staff members.
• Coordinate with vendors and contractors for installation, maintenance and repair work.
• Maintain the department budget, ensuring all projects and scheduling fall within budgetary guidelines.
• Prepare specifications for major projects, negotiate and solicit bids with contractors and vendors, and inspect vendor work for quality and conformance to specifications and cost requirements.
• Purchase and order maintenance supplies, materials and appliances efficiently, ensuring inventory is stocked and maintained.
• Ensure service requests, make‑ready projects and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
• Maintain and update all assigned service requests using Yardi Mobile until closed.
• Troubleshoot and train maintenance staff on various trades (thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, locks, etc.) to assess items and recommend repair or replacement.

• Position requires a minimum of 5 years of related maintenance experience; property management experience preferred.
• Proven ability to supervise and lead a large team.
• Advanced level of understanding and experience in electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
• Certifications preferred: HVAC and EPA.
• Effective communication and interaction with management team, partners, subordinates, vendors or residents.
• Expert skills regarding operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
• Basic computer skills (operating a mobile device and PC).
• A valid license may be required for this role.
• Must be available for regular on‑call work assignments, emergency calls, off‑hours work and overtime as required.
• Must be able to lift up to 50 lbs.
