Role:
Architectural Technician Commercial Building Regulations & Compliance

Role Purpose
To review, coordinate, and technically sign Implementation in the full compliance with current Building Regulations, statutory requirements, and relevant industry standards. The role supports the design and delivery by providing technical assurance, regulatory compliance oversight, and drawing approval for commercial units.

• Review and technically approve commercial floor plan layouts prior to issue or submission
• Ensure designs comply with Building Regulations, including (where applicable):
  Fire safety and means of escape
• Ensure designs comply with Building Regulations, including (where applicable):
  Accessibility (Approved Document M)
• Ensure designs comply with Building Regulations, including (where applicable):
  Space standards, circulation, and occupancy
• Ensure designs comply with Building Regulations, including (where applicable):
  Sanitary provision
• Ensure designs comply with Building Regulations, including (where applicable):
  Ventilation and daylight
• Check drawings against planning conditions, landlord requirements, and statutory constraints
• Coordinate with project manager to resolve compliance issues
• Identify risks, non-compliances, and clashes early and propose compliant solutions
• Liaise with Building Control bodies, fire consultants, and other statutory stakeholders as required
• Maintain accurate records of reviews, comments, and approvals
• Ensure drawings are issued in line with project QA procedures and version control
• Support internal sign-off processes and contribute to design reviews
