12-Month Performance-Based Associate Contract | Hybrid (Johannesburg / Pretoria)

Muma Consulting is undergoing a deliberate reinvention. The practice is transitioning from a traditional architectural consulting model into an associate-led, outcomes-driven development advisory platform aligned to the Bemore Group ecosystem. Our work sits at the intersection of architecture, development strategy, funding readiness, and disciplined execution. We do not design for drawings alone — we design for bankability, speed, and delivery.

We are seeking a Senior Professional Architect at Associate Level to take end-to-end technical and programme leadership responsibility for complex development projects. This is a senior role for a practitioner who understands architecture as a value-creation lever within the development lifecycle.

• Architectural leadership from inception to scheme and detailed design
• Development feasibility, yield optimisation, and spatial strategy
• Packaging projects into funding‑ready submissions for banks and DFIs
• Coordination and leadership of multi-disciplinary professional teams
• Programme management from inception through financial close
• Construction‑stage design intent control and site supervision
• Resolution of technical, regulatory, and delivery risks
• Project close‑out and post‑completion support

Performance will be measured on outcomes rather than inputs. Key indicators include:

• Ability to move projects from concept to funding‑ready status within ±35 days
• Quality and completeness of bankable development packs
• Programme discipline and consultant coordination
• Delivery continuity from design through construction
• Contribution to repeatable systems, templates, and best practice

• Professional Architect registered with SACAP
• Minimum 8–10 years post‑qualification experience
• Demonstrated leadership of complex architectural and development projects
• Proven experience managing multi‑disciplinary teams
• Construction‑stage involvement and site supervision experience
• Strong understanding of property development economics, approvals, and funding processes
• High level of professional judgement, independence, and accountability

Registration with the South African Council for the Project and Construction Management Professions (SACPMP) will be considered a significant advantage. This reflects alignment with formal programme management discipline, control of scope, cost, time and risk, and accelerated progression from concept to financial close.
