Occupancy Specialist – Apartment Communities (Providence, RI) – Full-time; $20–$25 per hour.

Responsibilities
  • Oversee the recertification process at the property, ensuring compliance with all program regulations.
  • Process and collect resident information, including third‑party verification, and determine eligibility for continued occupancy.
  • Leasing and showing apartments, processing potential resident applications, and handling interim certifications as needed.
  • Calculate incomes, assets, and rent levels accurately.
  • Maintain resident relations and facilitate program compliance.
Qualifications
  • 3+ years of experience in property management.
  • Knowledgeable in affordable housing programs, LIHTC, federally‑assisted housing, and all state and local housing regulations.
  • Excellent customer service skills and high interpersonal effectiveness.
  • Strong organizational, time‑management, and prioritization abilities.
  • Proficient in basic math concepts.
  • Solid computer skills and ability to communicate effectively, both verbally and in writing.
  • Self‑motivated with a willingness to take initiative.
  • LIHTC experience or tax credit certification/designation is a plus.
Compensation & Benefits
