Project Manager – Vertical Works, Inc.

Position Summary:

The Project Manager is responsible for projects related to both Vertical Works, Inc. and Riemer Remodel. Projects include new construction homes, kitchens, bathrooms, basement finishes, additions, and any other type of residential or remodeling projects. The required travel range is from the Illinois state line west to Jefferson County, and north to Ozaukee County. This individual is expected to provide an unmatched customer experience from job hand‑off through the length of the project and any required warranty service.

The role requires constant site visits, video and/or phone calls with customers, and updates to the customer through the company’s project‑management software. Nights and weekends may be required to maintain service excellence.

Responsibilities
  • Driving the pre‑construction walk‑through (project hand‑off meeting), asking the right questions and ensuring complete clarity for the project.
  • Collaborating with architects, designers, builders, and subcontractors as needed.
  • Obtaining and scheduling all necessary permits and inspections in a timely manner.
  • Working with the customer from project start through warranty service.
  • Creating a thoughtful and accurate schedule for each project.
  • Providing pre‑construction/site protection for the site or home.
  • Acquiring, providing, and ensuring resource availability for materials and labor.
  • Negotiating with vendors, suppliers, and subcontractors while holding them accountable.
  • Clearly communicating budgets and timelines to customers.
  • Ensuring projects are delivered on time and within budget.
  • Performing building‑related tasks to meet deadlines and improve profit margins.
  • Providing constant communication to the customer through meetings and project‑management software, daily.
  • Executing change orders before work starts and collecting payment within one week.
  • Driving profitability through effective project management.
  • Developing and maintaining strong, strategic relationships with vendors, subcontractors, and customers.
Competencies
  • Respond to all emails, voicemails, and texts within 24 hours, including nights and weekends.
  • Provide weekly project updates to the Managing Director and President.
  • Meet project key performance indicators as agreed.
  • Demonstrate strong verbal, written, and organizational skills.
  • Show self‑accountability for meetings and deadlines.
  • Build and maintain customer trust.
  • Communicate clearly, maintain eye contact, and paraphrase to confirm understanding.
  • Read and comprehend detailed construction blueprints and specifications.
  • Present oneself in a well‑groomed and professional manner.
  • Possess strong knowledge of construction tools, materials, and building practices.
  • Be proficient with technology including smartphones, tablets, and computers.
  • Incorporate Vertical Works, Inc.’s business philosophies and best practices in all interactions.
Education & Experience
  • GED or high school diploma preferred.
  • At least 5 years of construction project‑management experience in custom residential homes, modular homes, or remodeling projects.
  • Substantial experience and efficiency with computers and programs (Gmail, G‑Suite, Excel, Word, Builder Trend).
Physical Requirements
  • Prolonged periods of driving a vehicle.
  • Ability to stand for 6–8 hours a day on rough terrain, uneven surfaces, ladders, stairs, including crouching, kneeling, or crawling.
  • Prolonged periods sitting at a desk and working on a computer.
