DIRECTOR OF COMMERCIAL PROPERTY MANAGEMENT

SUMMARYOversees the operations of Bear Property Management, Inc.’s diverse commercial portfolio of retail, office, medical, and industrial properties across multiple states.
DUTIES AND RESPONSIBILITIES Leasing- Create action plans consistent with owner goals and budgets
- Oversee fiduciary planning and governance
- Responsible for the overall direction, coordination, and evaluation of day-to-day operations which include interviewing, hiring, training, and performance management
- Establish annual schedules and calendars
- Oversee LOI’s (letter of intent) and RFP’s (request for proposal)
- Review and sign leases, addendums, amendments and notices
- Oversee commercial rental rates and renewals
- Oversee and monitor external communications
- Oversee management of tenant disputes and resolutions
- Keep up to date with market and competitors
- Update reports and review statistics
- Attend industry networking events
- Inspect pre-occupied buildings
- Work directly with the Facilities Manager - Commercial to conform to company standards
- Oversee work orders, surveys, and labor history
- Conduct regular site inspections to conform to company standards
- Oversee Capital Improvement Projects
- Oversee commercial CAM (common area maintenance) and budget creation and approval
- Review/approve payables for commercial properties
- Oversee evictions and tenant related disputes
- Collaborate with stakeholders to ensure each community is performing in accordance with the business plan
- Analyze and procure management agreements with new clients
- Manage a positive company public image
- Study and respond to analytics
- Oversee and assist with technology and software upgrades and improvements
- Oversee company devices distributed (cell phones and tablets)
- Bachelor’s degree in Business Administration and 5 years’s experience, or equivalent
- Ability to read, analyze and interpret financial reports and legal documents
- Ability to effectively present information to top management, public groups, and boards of directors
- Ability to calculate figures and amounts such as discounts, interest, commissions, percentages
- Proficient in Microsoft Office Suite and working knowledge of Smartsheet, Traction, and Google drive docs/sheets. 5 years property management software experience, App Folio a plus.
- Strong organizational, problem-solving, and analytical skills
- Ability to manage priorities and workflow
- Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm
- Ability to work independently and as a member of various teams and committees
- Proven ability to handle multiple projects and meet deadlines
- Ability to deal effectively with a diversity of individuals at all organizational levels.
