PROPERTY ACCOUNTANT
Our client, a well‑respected commercial real estate company in Raleigh, is looking to add a Property Accountant to their team. The Property Accountant is responsible for the day‑to‑day accounting and financial reporting for a portfolio of 4‑6 properties. This role works closely with the CFO and property management teams to ensure accurate financial records, timely reporting, and strong financial controls. The ideal candidate is detail‑oriented, proactive, and comfortable managing multiple priorities in a fast‑paced environment.
Key Responsibilities- Prepare monthly, quarterly, and annual financial statements for assigned properties.
- Maintain general ledgers, reconcile accounts, and ensure accurate posting of revenue and expenses.
- Perform monthly bank reconciliations for all property accounts.
- Track operating expenses, tenant bill‑backs, and capital expenditures.
- Prepare annual CAM reconciliations for assigned properties.
- Review and interpret lease agreements to ensure accurate allocation of CAM expenses.
- Calculate tenant‑specific CAM charges and prepare reconciliation packages.
- Manage fixed asset accounting, depreciation schedules, and project cost tracking.
- Prepare supporting schedules for audits, lender requirements, and tax filings.
- Process invoices, review vendor statements, and ensure accurate coding to property budgets.
- Oversee tenant billing, rent roll updates, and revenue recognition.
- Monitor accounts receivable aging, assist with collections, and ensure proper application of payments.
- Ensure compliance with lease terms regarding reimbursements and escalations.
- Bachelor's degree in Accounting, Finance, or a related field required.
- 2‑5 years of accounting experience; real estate/property accounting strongly preferred.
- Knowledge of GAAP and real estate accounting concepts.
- Experience with property management/accounting software (e.g., Yardi, MRI, Real Page) is a plus.
- Strong Excel skills and ability to work with large datasets.
- Excellent attention to detail, organization, and time management.
- Strong communication skills and ability to work cross‑functionally.
