Operations Support Manager

10 Federal Storage is a rapidly growing, technology-forward self-storage operator with a national footprint. We specialize in acquiring, modernizing, and operating unmanned self-storage facilities across multiple states. As the Operations Support Manager, you will be the go-to resource for keeping our properties running smoothly and consistently. You will support property teams and operations leadership by resolving system and process escalations, maintaining SOPs, providing training, and tracking property-level performance. You will support onboarding for new acquisitions and developments and maintain and track business licenses, utilities, and regulatory facility workflows.

You will also help ensure 10 Federal Storage operations follow the auction process and internal policies.

• Serve as the primary point of contact for operational and compliance escalations related to Facility Management Systems.
• Ensure operational policies and procedures are communicated and updated across all locations.
• Develop, implement, and monitor operational SOPs across the portfolio.
• Ensure the auction process is followed consistently across all locations, including required notices, forms, timelines, and documentation.
• Maintain and update auction process forms, notices, and templates in coordination with the Director of Operational Compliance and outside counsel.
• Monitor tenant protections such as SCRA/military status verification, bankruptcy holds, and deceased tenant procedures before a unit moves forward in the auction process.
• Partner with IT and vendor teams to optimize facility management software (FMS) such as StorEDGE, Site Link, etc.
• Manage tenant communications within the Facility Management Software, including notice templates, automated messages, and communication workflows.
• Provide training and ongoing support for new and existing operational systems, tools, compliance procedures, and processes.
• Mentor property staff and operations coordinators to improve efficiency and adherence to best practices.
• Work with Accounting, Marketing, and Facilities to ensure alignment on billing, technology, and site maintenance initiatives.
• Provide support for onboarding new acquisitions and developments, as well as transitions for closures and third-party managed locations.
• Maintain and track business licenses, utilities, and regulatory facility workflows across the portfolio.
• Partner with leadership to monitor KPIs, analyze performance trends, and recommend improvements.
• Maintain operational and compliance dashboards and trackers to ensure timely reporting of property-level performance.
• Identify patterns, bottlenecks, and opportunities for process automation or improvement.
• Promote a culture of ethical conduct, accountability, and continuous improvement.

• Bachelor’s Degree and/or 5+ years of experience in operations, compliance, or multi-site management, preferably in self-storage, property management, or related industries.
• Strong understanding of the self-storage auction process and tenant communication standards.
• Experience developing or maintaining operational policies, SOPs, or compliance programs.
• Proven experience with facility management platforms (StorEDGE, Site Link, Web Self Storage , etc.).
• Excellent communication, leadership, and conflict-resolution skills.
• Strong attention to detail and ability to maintain accurate, confidential records.
• Ability to work independently, prioritize multiple initiatives, and meet deadlines in a fast-paced environment.
