SUPERINTENDENT

Carolina Design & Construction Services, LLC (CDCS)

POSITION SUMMARY

The Superintendent leads day-to-day field operations for assigned commercial construction projects, coordinating subcontractors, crews, consultants, suppliers, materials, and equipment. This position is accountable for safe, organized, high-quality field execution in accordance with approved plans, specifications, applicable codes, project schedules, and budget requirements. The Superintendent works closely with the Project Manager (PM) to anticipate problems, coordinate resources, communicate progress, and deliver completed projects that meet owner expectations.

ROLE,

ACCOUNTABILITY, AND AUTHORITY
  • Lead on-site construction activities and serve as the primary field contact for subcontractors, labor, and suppliers. Supervise assigned Assistant Superintendents and monitor jobsite security personnel.
  • Take ownership of daily field performance, trade coordination, safety, quality, and timely completion of assigned work. Verify that subcontractors provide adequate manpower and fully execute their contracted scopes.
  • Maintain a collaborative working relationship with the PM and company leadership. The PM manages overall project planning, budget, contracts, and administrative coordination; the Superintendent directs daily field execution and supplies timely, accurate field information.
  • Communicate design conflicts, proposed revisions, scope gaps, and potential cost or schedule impacts to the project team before proceeding with work that deviates from approved plans.
  • Do not enter into monetary agreements, including subcontracts, change orders, or work authorizations. Refer requests for monetary commitments to the Director of Operations for consideration before the related work is performed. Field documentation of change events or time-and-material work does not authorize a financial commitment.
ESSENTIAL RESPONSIBILITIESPreconstruction and Planning
  • Review plans, specifications, subcontract scopes, and project requirements; provide practical constructability, sequencing, staffing, and site-logistics input.
  • Identify conflicts, missing information, and work outside subcontracted scopes. Coordinate requests for information (RFIs) and needed clarifications with the PM and project team.
  • Participate in subcontractor preconstruction meetings and establish expectations for coordination, schedule, safety, quality, and site procedures.
  • Assist, as assigned, with budgeting, bidding, subcontractor and crew selection, permits, and approval of revisions. Provide field input while maintaining established approval authority.
Scheduling and Trade Coordination
  • Coordinate subcontractors, consultants, vendors, deliveries, equipment, and inspections in the sequence required to maintain the critical path and project milestones.
  • Plan upcoming work with the PM, including activities several weeks ahead, to identify material, manpower, information, permit, inspection, and logistical needs before they delay construction.
  • Walk active work areas daily, monitor progress and productivity, identify conflicts or delays, and coordinate corrective action with the PM and responsible trades.
  • Lead weekly subcontractor coordination meetings, communicate priorities and required completion dates, and follow through on commitments.
  • Manage assigned jobsite responsibilities, including multiple sites when assigned, and promptly report resource constraints or schedule risks.
Safety, Site Operations, and Security
  • Enforce company and project safety procedures and applicable occupational health, safety, and environmental requirements.
  • Conduct routine safety inspections and safety meetings; identify unsafe conditions and subcontractor noncompliance, coordinate correction, and maintain safety and incident documentation.
  • Maintain a clean, orderly jobsite and coordinate safe use of materials, equipment, and work areas.
  • Open and secure the jobsite as required, coordinate site access and security, and monitor general jobsite conditions.
Quality Control and Inspections
  • Establish and maintain field quality-control practices. Verify that materials, installation, and workmanship comply with approved drawings, specifications, submittals, applicable codes, and contracted scopes.
  • Coordinate required inspections with local jurisdictions and project participants, coordinate testing, and attend inspections as needed.
  • Identify deficient or nonconforming work, communicate required corrections, issue notices of noncompliance concerning…
