The Property Surveyor plays a key role within MBNL’s Infrastructure & Estates directorate, supporting the acquisition, retention, and in life management of the mobile telecoms estates portfolio. Acting as a point of escalation and subject matter expert, the role works with shareholders, suppliers, and internal teams to secure upgrade rights, wayleaves, and landlord agreements that enable time critical deployment programmes. The role combines technical estate knowledge, stakeholder coordination, and problem solving to ensure delivery remains on track.

Why

this role matters:

Effective estates management is critical to maintaining network performance, enabling deployment, and protecting customer experience. This role ensures complex access, legal, and landlord issues are resolved quickly, supporting timely upgrades and minimising delivery risk across the network. This is a hybrid role with a minimum of 2 days per week in our Central Reading office.

What you’ll be here to do:
  • Provide expert advice on Heads of Terms, lease rights, Code agreements, and landlord consents
  • Support upgrade queries and consent-related matters
  • Review and approve commercial term variances in line with governance
  • Advise on legal acquisition processes, workflows, and stakeholder engagement
  • Support access escalations and resolve complex landlord or wayleave issues
  • Coordinate activities across MBNL and shareholders to avoid delivery conflicts
  • Provide escalation support to suppliers on estate management and access challenges
  • Contribute to project meetings and support delivery on priority sites
  • Provide insight and guidance on Code renewals and legal rights
  • Support continuous improvement of estate processes and delivery practices
Who we’re looking for:
  • Experience in estates, property, or telecoms acquisition environments
  • Strong understanding of landlord and tenant law and lease/wayleave agreements
  • Knowledge of the Electronic Communications Code
  • Experience working across multidisciplinary teams and supplier ecosystems
  • Ability to interpret legal rights and obligations and apply them in practice
  • Strong organisational skills and ability to manage multiple priorities
  • Confident stakeholder engagement and problem solving capability
If you also have the following, we’d especially like to hear from you:
  • RICS, CAAV, or equivalent professional qualifications
  • Experience in mobile telecommunications environments
  • Experience with project governance, reporting, or delivery frameworks
