Overview
A successful university campus is about more than buildings – it’s about the environment, atmosphere and people that create a sense of home for students. UPP is seeking a Maintenance Supervisor to join the onsite team in Reading. The role involves managing and motivating a team of 10, leading, planning and running day‑to‑day maintenance to provide an excellent service to all residents.
The team looks after preventive, reactive and life‑cycle maintenance for student accommodation blocks in line with service level agreements. The position is permanent, full‑time (37.5 hours per week, 8:30am‑5:00pm, Monday‑Friday) and offers a salary of £39,702 per annum.
- Ensure compliance with statutory and regulatory requirements.
- Collaborate with the Head of Maintenance to achieve service standards in line with SOPs and SLAs.
- Deliver the annual preventive maintenance (PPM) programme through directly employed and sub‑contracted staff, on time and within budget.
- Maintain the CAFM system, allocating PPM tasks and recording breakdowns and repairs.
- Manage directly employed staff to ensure service is planned, achieved and continuously improved, including issuing permits‑to‑work where required.
- Plan staff resources and manage the Maintenance Team, monitoring training records, staff performance, leave requests, timesheets and absences.
- Understand and promote Health & Safety, delivering Toolbox Talks.
- Assist the Head of Maintenance in preparing and delivering the sinking‑fund programme of works.
- Escalate Health & Safety issues to the Compliance Manager and ensure follow‑up actions are completed.
- Participate in an on‑call rota and work during student arrival and departure when required.
- Experience managing and coaching a maintenance team in a similar environment.
- Knowledge of planned preventive maintenance regimes for all building elements – mechanical, electrical, public health and building fabric.
- Knowledge of statutory compliance and a commitment to a safe and professional working culture.
- Resilience and ability to manage competing priorities in a busy operational environment.
- Effective written and verbal communication skills.
- Strong leadership skills with a positive impact on the wider team and a visible presence around the site.
- Good IT skills in a Microsoft Windows environment.
