Overview
Controller role full-time on-site in Rehoboth Beach, DE overseeing financial activities, preparing budgets, monitoring performance, ensuring compliance with regulations.
Key Responsibilities- Report directly to the President of the company.
- Supervise the accounting department (two vacation rental accountants and one accounts payable specialist).
- Oversee general ledger and accounting functions/systems, ensuring compliance with GAAP.
- Oversee the preparation and review of the company’s financial statements and related sister companies.
- Monitor financial reports and proactively determine ways to reduce costs.
- Manage the coordination and completion of any potential audits.
- Complete special projects and other duties as assigned by management.
- Calculate the correct commission on all sales settlements based on company policies.
- Oversee the timeliness and accuracy of monthly commissions paid to all rental agents.
- Manage the weekly closing process on all vacation rental accounting (property owners, tenants, and vendors).
- Ensure all vacation rental income owed to the company is tracked and deposited correctly.
- Handle all bank deposits and bank escrow checks on an as-needed basis.
- Prepare all year-end 1099s for property owners, vendors, and sales/rental agents.
- Prepare and distribute all year-end statements to all vacation property owners.
- Ensure timely financial data is presented to outside CPA firms for yearly tax preparation.
- Record all employee hours for the three offices and report them for biweekly payroll preparation.
- Keep updated, accurate financial records for future reference.
- Oversee the proper archiving of all financial data and the proper disposing of old, outdated records.
- Oversee the timely back-up of all accounting software.
- Engage with all sales agents, rental agents, and rental managers to ensure their financial questions and needs are met.
Required:
- Bachelor's degree in Accounting or Finance.
- Minimum of 5 years of accounting experience, with at least 2 years in a leadership/supervisory role.
- Experience in the real estate industry or an equivalent field (e.g., construction, financial services with fiduciary/escrow accounts, or fund accounting) is required.
- Expert-level working knowledge of GAAP.
- Strong proficiency with accounting software and Microsoft Excel.
Preferred:
- CPA designation or advanced degree.
- Experience with real estate-specific accounting software.
- Excellent communication and interpersonal skills.
$75,000 – $125,000, depending on qualifications and experience.
