MaintenanceSupervisor
The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. Working alongside the Community Manager, the supervisor oversees staff and vendor activities to ensure the property’s maintenance is performed promptly and professionally.
Essential Duties & Responsibilities- Maintenance Management
- Regular/daily onsite attendance required
- Coordinate, schedule, and respond to resident/management requests and work orders
- Ensure all repairs and replacements for community common areas and units
- Inspect grounds, buildings, and other community features daily to minimize hazards and liability
- Manage and order maintenance supplies inventory while adhering to budget guidelines
- Maintain a preventative maintenance program to extend the community’s life and reduce future repairs
- Maintain a well-organized and properly stocked maintenance shop in accordance with safety standards and OSHA guidelines
- Maintain hazard communications program; promote safe work practices
- Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
- Participate in unit inspections as requested
- Serve as the essential control of community operations
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
- Participate in on‑call emergency coverage for the community
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, pricing from vendors, handling inadequate service)
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
- Supervise, train, and schedule maintenance staff
- Check daily work progress of each maintenance staff, providing assistance and instruction as needed
- Provide input for employee performance evaluations
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Promote harmony and quality job performance through support and effective leadership
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Enforce community policies delegated by the immediate supervisor
- High School Diploma or Equivalent
- EPA & CPO certification required; HVAC desired
- Basic computer skills and ability to use on‑site software functions
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Regular movement across work sites, communicating with others and using repetitive wrist and hand motions
- Traverse flat and uneven terrain; ascend/descend stairs, ladders, ramps, step stools
- Work in overhead positions, operate machinery and power tools, and drive motor vehicles or golf carts
- Lift and place objects above 100 lbs; expose to weather elements and hazardous chemicals
- Work overtime, weekends, and night hours on call for emergencies
- Occasionally remain stationary for prolonged periods (standing or sitting)
- Same physical demands as small properties, with additional responsibilities in larger staff settings
- Reliable transportation required due to on‑call emergency duties
Salary Range
: $29 per hour to $31 per hour
