The Facilities Supervisor is a technical-level position requiring facility operations experience that will support the needs of all Reno properties. Responsibilities include overseeing support staff, preventative and corrective maintenance, troubleshooting and repairing mechanical systems, special projects, and overall facility operations. Candidates should have a solid understanding of plumbing and electrical systems, HVAC systems, carpentry and other crafts, plus be well-versed in OSHA safety regulations.
Central Plant Experience is a MUST! The ideal candidate will also have aptitude in undertaking administrative tasks such as reporting, budgeting, and managing vendor relationships.
- Conduct inspections of the facilities to identify and resolve issues, and maintain a constant awareness of property cleanliness, safety, and accident prevention. Prepare and submit summary reports and recommendations for actions to be taken.
- Ensure building infrastructure needs are being monitored, tracked, and maintained to ensure optimum efficiency and reliability.
- Allocate workload to maintenance team based on project list.
- Plan and oversee all capital projects, repairs and installations.
- Monitor equipment inventory and maintenance logs, ensuring accurate recordkeeping.
- Obtains and reviews price quotes for the procurement of parts, services, and labor for projects.
- Manages vendor relationships, ensuring vendors understand work order and billing procedures.
- Support any after hours building needs as required, following escalation procedures as needed.
- Ensure all safety policies are being fully complied with.
- Perform other job-related duties as assigned.
- 3-5 years of proven experience in a facility maintenance leadership role, preferably in the multi-family residential field.
- Experience in planning preventative maintenance assignments.
- Extensive Central Plant Experience working with chillers and boilers.
- Solid understanding of plumbing and electrical systems, HVAC systems, and carpentry.
- The ability to read and understand blueprints and schematics.
- Excellent written and verbal communication skills; must have the ability to supervise a team and positively influence them perform work as assigned, ensuring they understand the assigned task and desired outcome.
- Willingness and ability to work nights and weekends as needed due to scheduled maintenance, installations, or emergencies.
- Must have knowledge of OSHA and other environmental regulations.
- Must be able to pass drug and background screenings.
- Must have proof of eligibility to work in the United States.
The physical demands of the position are those normally associated with maintenance and repair operations including extensive physical efforts such as lifting, pulling and pushing heavy objects, walking, standing, stooping, bending, reaching and climbing stairways and ladders. The incumbent may be required to enter confined spaces, work from ladders and scaffolding. The use and control of powered equipment is required while instructing subordinates.
The incumbent will occasionally lift and carry tools, equipment, and parts that weigh up to 20 pounds and, less often, up to 40 pounds. Occasionally, they lift or move with assistance moderately heavy objects weighing more than 50 pounds.
