The Project Managerisresponsibleforplanning ,executing,andclosingprojectswithinscope,schedule,andbudget.

The Project Managerservesastheprimarypointofcontactforclientsand GCsonassignedprojectsandisaccountablefordeliveringeachprojectontime,within budget,safely,andtotheclient'sfullsatisfaction.

• Developandmanageprojectplans,schedules,andbudgetsfromawardthroughcloseout.
• Coordinateprojectstartupwiththe General Superintendent ,Foreman,andclient.
• Monitorprojectprogressandproactivelymanagerisk,adjustingplansasneededtomeetobjectives.
• Owntheprojectbudgetfromawardthroughcloseout,trackingcostsagainstestimatesandapprovingfieldpurchasesandsubcontractorinvoiceswithinauthorizationlimits.
• Identifyscopeandpricingchangespromptly,documenttheminwriting,and prepare,submit,andnegotiatechangeorderstoprotect

• Confirmsubcontractorsmeetallinsurance,safety,andcompliancerequirements.
• Manageprojectcloseout:punchlistcompletion,closeout documentation,warranties,O&Msubmittals,finalbilling,lien waivers,andpost-projectfinancialreview.

• Bachelor'sdegreein
  
  Construction
  
  Management,Business,orarelatedfield,orequivalentindustryexperience.
• Minimum3–5yearsofprojectmanagementexperienceinconstructionorasimilarindustry.
• Strong leadership,organizational,andmulti-projectmanagementskills.
• Excellentcommunicationandnegotiationabilities,withatrackrecordofresolvingclientconcernsprofessionally.
• Proficiencyinprojectmanagementsoftware,Bluebeamandthe Microsoft Office Suite (Excel,Word,Outlook).
• ExperiencewithAIAbillingandconstructioncontractadministration.

• Priorexperiencewithcommercialpainting,coatings,orrelatedspecialtycontracting.
• PMPorotherprojectmanagementcredentials.
• OSHA
  30certificationorwillingnesstoobtain.
