- Manages Regional Property Management Team
- Recruits, interviews, hires and evaluates all regional staff according to Human Resources policies and procedures
- Coaches, develops and trains property management staff. Responsible for the personal and team growth of key performance indicators (KPIs)
- Develops team members around the areas of impact, motivation, performance, accountability coaching and teamwork
- Provides encouragement to team members, including communicating team goals and identifying areas for new training or skill checks
- Answers team member questions, helps with team member problems and oversees team member work for quality and guideline compliance
- Develops strategies to promote team member adherence to company regulations and performance goals
- Conducts team meetings to update members on best practices and continuing expectations
- Generates and shares comprehensive and detailed reports
- Conducts regular team meetings for company updates, process and procedure review, training and team building
- Participates in leadership meetings and serves as a resource to field and operations teams to enhance operational efficiency
- Manages regional operations
- Oversees daily field operations
- Maintains responsibility for portfolio of properties in the assigned region
- Ensures the team provides an outstanding customer experience
- Follows up on open issues and communicates effectively with property owners, residents and vendors
- Manages and executes successful rental cycles
- Cultivates partnerships with local Long & Foster Sales offices and other partners by marketing and maintaining property management services; communicates with agents concerning rental listings and applications in process
- Maintains property files in the software program; approves or disapproves applicants after obtaining credit reports and thorough application screening; coordinates owner consultation as needed
- Coordinates/reviews property surveys to include renewals and maintenance oversight
- Prepares all management leases, ensures certified funds and security deposits are collected, monitors unpaid rents, and, when needed, initiates timely legal actions
- Communicates and advises owners in a timely manner of actions and/or funds needed to maintain property
- Communicates with owners regarding vacancies, leasing activity, applications, new tenants, lease renewals and property legal matters (HOA, condo, or formal complaints)
- Stays informed on maintenance, inspections, account and other items that involve property
- Provides quality customer service, including interacting with customers, answering inquiries and handling complaints
- Monitors regional financial reports regularly
- Marketing & Business Development:
Cultivates and maintains partnerships with local Long & Foster Sales offices and other partners by marketing property management services to agents and managers; visits sales offices to develop working relationships; attends sales office meetings and networking events - Other duties as assigned
- Maintains current knowledge of local real estate and property management laws, trends and market
- Meet all performance and behavior expectations outlined in the company performance appraisal form or as communicated by management
- Perform responsibilities with timing, quality and professionalism
- Establish and maintain positive and productive work relationships with staff, customers and business partners
- Demonstrate the behavioral and technical competencies necessary to complete job responsibilities; take personal initiative for development
- Follow the company HR Policy, Code of Business Conduct and all subsidiary and department policies; protect confidential information; attend work punctually and maintain safety practices
Education
- Bachelor’s degree preferred or equivalent combination of training and experience, with experience in real estate or management fields (preferably residential or commercial property management)
