Job SummaryResponsible for delivering effective, efficient, and timely use of the Company’s line of services to multiple customers within an assigned geographic territory. A company van and tools are provided, and the technician travels to customer sites to maintain commercial properties. Performs preventive maintenance and corrective repairs on buildings, equipment, and grounds. Establishes face‑to‑face relationships with customers to meet client requirements and utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, and other skills as needed.
Essential Duties & Responsibilities- Complete preventative maintenance and repairs per work order requirements, self‑performing duties in compliance with company procedures, regulatory requirements, and safety standards.
- Perform minor plumbing maintenance (e.g., unclog toilets and drains, repair leaks, replace fixtures).
- Perform routine painting and carpentry work to maintain facilities in like‑new condition.
- Perform minor electrical maintenance within state law requirements (e.g., replace fixtures, switches, outlets).
- Complete service and asset inspections as needed.
- Use a tablet or smartphone to access and complete work orders, create and submit service reports, and upload quality inspection images.
- Submit timesheets, expense reports, and purchase card logs.
- Obtain necessary materials and supplies to complete all tasks.
- Create a positive climate with the client, provide and generate customer satisfaction, and maintain timely communication with customers and internal support teams.
- Attend weekly safety meetings and complete required EFS safety and compliance training.
- Provide estimates for larger projects and services needed onsite.
- HS diploma or degree/certification, or equivalent professional experience in landscaping, trades (electrical, HVAC, plumbing, etc.), or specialty floor care (preferred).
- 2 to 5 years of mechanical experience, including electrical, plumbing, carpentry, or equivalent combination of training, education, and experience.
- Valid driver’s license in good standing and applicable certifications/licenses.
- Ability to read and comprehend instructions, safety policies, and procedure manuals.
- Ability to write routine reports and correspondence and present information effectively.
- Complete assigned work orders in a timely manner and communicate status via designated business processes.
- Ability to use handheld devices and business systems, including Microsoft Office, Lotus Notes, and other document‑management software.
- Compliance with OSHA standards and company safety policies.
- Experience in installing, maintaining, troubleshooting, and repairing building mechanical systems (HVAC, plumbing, electrical).
- Daily local travel between properties.
Regularly required to stand, walk, use hands, reach with arms, stoop, kneel, crouch, or crawl, and talk or hear. Frequently required to climb or balance. Regularly lift up to 25 lb; frequently lift up to 50 lb; occasionally lift up to 75 lb. Specific vision requirements include close, distance, color, peripheral, and depth vision with ability to adjust focus.
Work EnvironmentRegularly exposed to moving mechanical parts and risk of electrical shock. Occasionally exposed to wet/humid conditions, high places, fumes, airborne particles, chemicals, weather extremes, and vibration. Noise level is normal. Requires daily operation of a company vehicle and use of safety equipment (steel‑toe shoes, hearing protection, hardhat, eye protection, hand protection). Abides by OSHA, lock‑out/tag‑out, HAZCOM, and other safety initiatives. Hours governed by business volume and contract schedules.
