Job Description Summary

This position supports the senior facilities manager in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The engineer will accurately perform routine operation, inspection, maintenance, and repairs of all HVAC, mechanical, electrical, and plumbing equipment and systems in assigned facilities to obtain efficient results and life expectancy.

Job Description Responsibilities
  • Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems.
  • Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior and exterior repair, and related grounds.
  • Perform major HVAC repairs including compressor, condenser, evaporator, and condenser coil replacements.
  • Perform major plumbing replacements including water piping, steam trap repairs, sewage line repairs, bathroom fixture repairs.
  • Perform electrical repairs including conduit work, cable pulling, panel maintenance, motor maintenance, and predictive maintenance.
  • Perform assigned facility inspections and due diligence efforts, reporting as‑found conditions impacting occupancy and operations.
  • Respond effectively to all emergencies; light travel may be required during emergency events.
  • Operate, maintain, and repair boilers, heaters, pumps, valves, and lines for steam and heated water distribution.
  • Operate, maintain, and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, and related lines.
  • Operate, maintain, and repair pumps for water or secondary refrigerant liquids with all associated valves and lines.
  • Operate, maintain, and repair air compressors, distribution lines, and valve controls.
  • Operate, maintain, and repair water filters, softeners, piping, pumps, and related water distribution components.
  • Operate, maintain, and repair electrical motors and engines powering pumps, compressors, and fans.
  • Maintain elevators, except where specialized contractors service the equipment.
  • Operate, maintain, and repair building automation systems for HVAC.
  • Maintain and repair sanitary sewer systems, sump pumps, and associated plumbing.
  • Maintain and repair trash compactors, electrical, and hydraulic systems.
  • Maintain and repair all kitchen equipment excluding tenant‑owned equipment.
  • Maintain stock and inventory control.
  • Recommend improvements to the preventive maintenance program.
  • Compile and submit monthly reports on building operations.
  • Study equipment and methods to ensure proper use during daily activities.
  • Recognize danger and safety hazards and propose elimination methods or proper PPE usage.
  • Comply with all applicable codes, regulations, and company directives related to building operations and safe work habits.
  • Maintain all required federal, state, or local licenses for assigned locations.
  • Complete all required company safety training annually.
  • Comply with the company uniform dress code and maintain a neat appearance.

    A high school diploma or GED equivalent is required. Preference will be given to graduates of an apprenticeship program or trade school.

    Years of Relevant Experience

    Minimum of four (4) years of technical experience in all aspects of building engineering, with a strong background in HVAC equipment and systems, plumbing, electrical, equipment repair, maintenance, and overall system design.

    Licenses or Certifications
    • Valid state driver’s license.
    • Appropriate trade or professional licenses (e.g., Journeyman or Master Electrician, City License, Operators License, Steam Engineers License, etc.).
    • Universal level EPA Section 608 certification for servicing refrigerants.
