Kinetic Management Ltd () located at Unit 301, 740 Cloverdale Ave, Victoria, is an established Construction Manager and General Contractor with offices in Victoria, Vancouver and Courtenay.

We have 2 full‑time and permanent positions for a Senior Estimator in Vancouver. Our office in Vancouver is located at: #300 – 10851 Shellbridge Way, Richmond, British Columbia, Canada. The positions will provide support to the Chief Estimator / Estimating Manager with all pre‑construction and estimating activities and to grow with us.

Duties
  • Assist Chief Estimator / Pre‑Construction Manager with Estimating Core Processes Implementation in all branches
  • Develop new forms, approaches, and ideas to make the department more efficient
  • Maintain balances between individual goals and team goals
  • Mentor and develop team members to maximize productivity, innovation, and teamwork
  • Liaise with other departments within during preconstruction to identify, discuss, delegate, and cost site logistics items
  • Follow Kinetic’s Core Processes for all competitive works
  • Help train, mentor, and engage junior staff in all competitive and negotiated work tasks
  • Draw on previous experience and contacts to create a plan and lead the estimates on all sizes and types of projects
  • Devise potential bid strategies for both negotiated and competitive tender projects
  • Review final estimate packages to ensure accuracy and completeness, prior to formal submission
  • Create a quick order of magnitude budget for review by department head or other internal clients
  • Create detailed budget concepts based on design team discussions
  • Actively participate in design concept (form and material) cost impacts in real time
  • Create and review detailed project schedules that are meaningful and achievable
  • Provide quick reviews of take‑offs, elemental budgets and trade quotes
  • Look beyond the plans at any given stage to see the complete project scope
  • Understand the impacts of various bid methods and types of head contracts
  • Read, understand and report the impacts of SGC's and division 1 specifications
  • Understand insurance and bonding requirements
  • Know the subtrade market (right trades for right project, who is busy)
  • Actively look for opportunity well in advance and plan how to take advantage of opportunities
  • Communicate to clients /trades / consultants without entering into negotiation but setting up advantages for Kinetic during award negotiations
  • Recognize, assess, and resolve areas of risk within a project (exclusions, clarifications, and price adjustments)
Successful Works
  • Obtain notification of contract award
  • Conduct Estimating Hand Over Meeting to Operations
  • Prepare and participate in presentations to clients, including final negotiations
  • Negotiate post‑tender changes with sub‑trade bidders
  • Review prime contract with contract administrator
  • Attend project start‑up meetings
  • Review sub‑trade quotations with contract administrator
  • Price out larger contract changes
  • Review and normalize final job cost data and enter into cost database
Education
  • Bachelor degree, technologist degree or diploma in Estimating or Quantity Surveying
  • Minimum designation – Construction Estimator Certified (CEC) from the Canadian Institute of Quantity Surveyors (CIQS)
Experience Requirements
  • Several years of experience in Pre‑Construction, Estimating, and/or related field
  • Industrial, Commercial and Institutional (ICI) sector of the construction industry
  • Must have experience in Sage Estimating, Microsoft Projects, Plan Swift, Blue Beam and Pro Est
