Digital Marketing
Founded in Richmond, Virginia in 1997, Cap Center helps individuals and families achieve one of life's most meaningful milestones — home ownership. By bringing mortgage, realty, and insurance services together under one roof, we provide a simpler, more transparent experience designed to save clients time and money. Our commitment to innovation, including our Zero Closing Cost mortgage, has earned the trust of thousands of clients and fueled our growth through repeat business and referrals.
The RoleYou will be in Google Ads and Meta Ads every day, building the campaigns and — more than anything else — deciding who sees them. Audience construction, geographic targeting, keyword match types, negative lists, exclusions, lookalikes, retargeting pools: this is the craft of the job. When our cost per funded loan improves, it will usually be because you found a better slice of the market or cut a worse one.
You will also be the person on the marketing team who uses AI as a daily working tool — generating and testing ad variants at volume, automating the reporting nobody wants to do by hand, and building small workflows that catch problems before anyone notices them.
This is a hands-on execution role, and deliberately so. Budget levels and channel strategy are set by the Marketing Director. You are expected to be excellent at building, targeting, testing, and reading results — and to grow into the strategy over time rather than on day one.
What You'll DoTargeting and audience building (the heart of the job)
- Build and refine audiences in Google Ads and Meta: custom audiences, interest and behavioral segments, customer-list matching, retargeting pools
- Own the targeting mechanics — geo and radius targeting, dayparting, device and placement controls, demographic and audience exclusions
- Manage keyword work end to end: match types, search query mining, and building out negative keyword lists so we stop paying for the wrong clicks
- Continuously narrow toward the people who actually apply and fund, and cut the segments that don't
In-platform execution
- Build, QA, and launch campaigns — naming conventions, budgets, bid strategies, ad groups, asset sets, tracking parameters
- Monitor pacing daily and flag when something needs to change
- Build and test landing page variants with our web and creative resources
- Keep the accounts clean: no orphaned campaigns, no broken links, no untracked spend
AI as a daily tool
- Use LLMs to generate and iterate ad copy, headlines, and creative variants at volumes manual writing can't reach — then test them properly
- Automate recurring reporting and pull-together work so your time goes to decisions instead of exports
- Build simple AI-assisted workflows for search query review, competitor monitoring, and audience research
- Bring back what you learn — we want the person in this seat teaching the rest of the team what's newly possible
Measurement and testing
- Maintain campaign reporting on qualified applications, CPA, cost per funded loan, and conversion rate
- Validate that conversion tracking is firing correctly and raise it immediately when it isn't
- Run structured A/B tests on creative, audiences, and landing pages — one variable at a time, with enough volume to mean something
- Learn to tell the difference between what a platform claims it drove and what actually closed
- First 30 days: you know our account structure cold, you've shipped your first campaign builds, and you've found waste in the existing accounts
- First 90 days: you own day-to-day targeting and optimization, your reporting is trusted, and you have at least one AI-assisted workflow saving real hours
- First year: measurable improvement in cost per funded loan from targeting and testing work that is clearly yours
