Property Manager

Overview

Property Manager position at Steel Head Management (Richmond, VA). Steel Head is a full-service property management company formed in 2016 to manage multifamily and mixed-use assets. The team focuses on NOI and cash-flow optimization within a portfolio of owned assets, managing day-to-day operations for residential, commercial, and mixed-use properties. The property management division oversees over 3,000 residential units and 200,000 SF of commercial space in the Richmond, Tidewater, and DC markets with the goal of maximizing return on investment for owners and investors.

• Demonstrate ability to understand financial goals and operate assets in the owners’ best interest per established policies and procedures.
• Assist in preparing annual budgets and income projections.
• Ensure rents, late fees, and check charges are collected, posted, and deposited promptly.
• Generate necessary legal action, documents, and processes per state and company guidelines.
• Provide ongoing vendor/contractor communications regarding scheduling, billing, vendor relations, and certificates of insurance.
• Ensure A/P invoices are submitted for payment and manage petty cash and all funds.
• Maximize occupancy to rent the property to its full capacity.
• Utilize marketing strategies to secure prospective residents.
• Apply effective leasing techniques to close deals.
• Gather information about market competition in the area.
• Monitor and analyze traffic, conversions, budgets, renewal information, and marketing data to provide current information as needed.
• Represent the company professionally at all times.
• Develop and implement procedures and systems within company guidelines to ensure orderly, efficient workflow.
• Lead the emergency team for the community and coordinate response to emergencies to minimize liabilities.
• Address resident concerns promptly to ensure satisfaction with management.
• Develop and implement resident retention programs (events, promotions, newsletters, etc.).
• Ensure staff efficiency through ongoing training, instruction, counseling, and leadership.
• Plan and assign weekly/daily office staff schedules.
• Support staff to encourage teamwork and a harmonious work environment.
• Handle personnel processes on a timely basis (evaluations, salary reviews, time sheets, change of status forms, etc.).
• Maintain community appearance and ensure timely repairs with regular inspections.
• Ensure market-ready apartments meet quality standards; communicate service needs to maintenance.
• Record and communicate service requests to maintenance.
• Other duties as assigned.

• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
• Minimum 3-5 years of multifamily experience, including management.
• Real Page proficiency preferred.
• Positive attitude with ability to motivate the team to achieve excellent results.
• Excellent communication, organization, management, and people skills.
• Successfully pass a drug test.
