SUMMARY: This is the advanced level of building and grounds maintenance. Positions at this level are distinguished from other job classifications of this type by the level of responsibility assumed and the complexity of duties assigned. Work in this class requires leadership and participation in a variety of maintenance work related to the assigned area. Assignments also may include the occasional operation of trucks and other automotive or construction equipment incidental to regular duties.
ESSENTIAL FUNCTIONS
The essential functions include, but are not limited to, the following duties. Additional essential functions may be identified by the company and listed as such in the incumbent's performance appraisal elements. Various tasks may be assigned under each essential function.
EXAMPLES OF WORK
Performs semiskilled duties in several trades in the construction, alteration, maintenance, and repair of municipal public works buildings, parks, and similar facilities; may act as a crew leader on a crew working independently from the direct supervision of a crew leader in carrying out such duties.
Participates in cleaning the job site, removal of refuse and debris, cutting and removal of foliage.
May work evenings and weekends as required by staffing shortages or emergency conditions.
When Assigned to Streets/Drainage
- Secure and partition off work areas with traffic signs, cones and barricades; flag and direct traffic around work areas.
- Clear drainage channels of refuse and debris, clean road shoulders.
- Saw and jackhammer paved surfaces to perform necessary repairs, set forms for concrete, finish concrete and pull forms.
- Tar road surface to be repaired and tack edges, prepare and shovel mix into repair area and rake patch for rolling.
- Maintain street right-of-way and medians, remove litter and cut grass.
- Clean City street, gutters and alleyways along assigned routes.
When Assigned to Water and Sewer:
- Assist maintenance staff engaged in a variety of water maintenance/distribution and water and sewer meter maintenance activities.
- Excavate, inspect, flush, clean, and repair water mains, lines and services; assist with making taps for new services.
- Install, repair and replace manholes, fire hydrants, valves, meters and meter vaults and boxes.
- Test, disassemble, clean, and repair of commercial and residential water meters; replace worn or faulty parts.
- Disconnect water service and plugging or pulling water meters for delinquent bills.
- Ensure pumps are running properly, repair pumps as needed.
- Oversee and assist maintenance staff engaged in a variety of sewer maintenance activities.
When Assigned to Protective Inspections:
- Lead and participate in a variety of maintenance work related to assigned area, provide training to new employees.
- Operate hand and power tools including air compressor, chain saw, weed eater, riding and push lawn mowers, paint machine and floor buffer.
- Identify equipment needs for each assigned project; pick-up and deliver equipment to and from work sites.
- The task of maintenance and repair of City buildings to include the following: general cleaning, waxing floors, landscaping, HVAC, minor nonstructural repairs, lighting, and providing proper clearance for stored materials from electrical panels and water heaters.
- The person in this position must be able to conduct general vehicle maintenance to include: checking all fluid levels, tire air pressure, refueling and general cleaning.
SUPERVISORY RESPONSIBILITIES
No supervisory responsibilities are required.
MINIMUM QUALIFICATIONS
Graduation from an accredited high school or GED and three (3) years experience in building maintenance or related field.
CERTIFICATES, LICENSES, REGISTRATIONS:
KNOWLEDGES, SKILLS, ABILITIES AND OTHER CHARACTERISTICS
Knowledge of mathematics through general math.
Ability to follow written and oral instructions.
A working knowledge of the occupational hazards involved in the work and proper safety precautions for the safe performance of the job.
Maintain a personal physical condition appropriate for the performance of assigned duties and responsibilities.
PHYSICAL REQUIREMENTS:
Ability to be physically able, on a daily basis, to bend, walk, occasionally lift and carry up to 100 lbs. Operate variety of vehicles, equipment and tools in a safe and efficient manner.
