Job Summary
The Project Director is responsible for the overall leadership planning execution and successful delivery of a luxury hotel development from pre-construction through handover The role oversees all project functions including engineering construction commercial planning procurement contracts quality HSE and stakeholder management while ensuring compliance with client requirements international hospitality standards and company objectives
Key Responsibilities Project LeadershipProvide strategic leadership and overall direction for the project team Develop and execute the project delivery strategy aligned with client and company objectives Ensure project milestones are achieved safely on time within budget and to the required quality standards Lead multidisciplinary teams and foster a high-performance culture
Client Stakeholder ManagementServe as the primary point of contact with the client consultants operators and key stakeholders Build and maintain strong client relationships throughout the project lifecycle Lead executive progress meetings and present project performance reports Resolve critical project issues through proactive stakeholder engagement
Construction ManagementOversee all construction activities from mobilization through final handover Monitor project progress and implement corrective actions where required Ensure compliance with contract requirements specifications and approved drawings Coordinate with consultants and subcontractors to ensure seamless execution
Commercial Financial ManagementManage project budgets forecasts cash flow and cost control Review commercial risks and implement mitigation strategies Monitor change orders claims variations and contractual obligations Maximize project profitability while maintaining client satisfaction
Planning ControlsEnsure detailed project schedules are developed monitored and updated Track key performance indicators KPIs and project performance Identify project risks and implement mitigation and recovery plans Ensure timely reporting to senior management
Procurement ContractsOversee procurement strategies for long-lead items and critical packages Review and approve subcontract awards and supplier selections Ensure procurement activities align with project schedules and budgets
Quality ManagementEnsure compliance with project quality plans and luxury hospitality standards Oversee inspections testing commissioning and final handover Drive continuous quality improvement throughout the project lifecycle
Health Safety Environment HSEPromote a strong safety culture across the project Ensure full compliance with company HSE policies and statutory regulations Monitor safety performance and ensure corrective actions are implemented
Risk ManagementIdentify strategic and operational project risks Develop mitigation plans to minimize schedule and financial impacts Resolve critical project issues promptly
Team LeadershipLead mentor and develop project management and functional teams Conduct performance evaluations and succession planning Promote collaboration and accountability across all departments
QualificationsBachelor s degree in Civil Engineering Construction Management or a related discipline Master s degree is an advantage PMP MRICS CIOB or equivalent professional certification is preferred strong Experience strong Minimum 20 years of experience in construction project management with mega contracting companies only candidates with PMC or Developer experience are not eligible for this role At least 10 years in senior leadership positions managing large-scale hospitality or mixed-use developments Proven experience delivering luxury hotels five-star resorts or branded hospitality projects Experience working with international hotel operators such as Four Seasons Waldorf Astoria Ritz-Carlton Mandarin Oriental Rosewood Aman or similar luxury brands is highly desirable Experience managing projects valued at USD 300 million or more is preferred
