Key Responsibilities- Review project appraisals budgets cost plans cashflow and contracts from a lender s perspective
- Monitor construction progress programme costs quality variations claims and delays
- Independently verify project progress and contractor payment applications to support lender drawdowns
- Monitor cost-to-complete forecasts contingency and overall project financial performance
- Identify assess and report key project risks recommending appropriate mitigation measures
- Conduct regular site inspections and attend project progress meetings
- Liaise with the Borrower Contractor and design team while maintaining independence and confidentiality
- Prepare monitoring reports drawdown recommendations executive summaries and ad hoc risk reports
Chartered membership of RICS (MRICS/FRICS) or equivalent recognised professional body. Minimum 8 10+ years' post-qualification QS experience, including prior experience in development/bank monitoring, employer's agent, or project monitoring roles. Experience working on projects in Saudi Arabia or the wider GCC strongly preferred; familiarity with local contracting practices, FIDIC-based contracts, and Saudi regulatory/permitting environment. Strong understanding of construction finance structures, drawdown mechanisms, and lender risk requirements.
Excellent written reporting skills suitable for credit/investment committee audiences. Willingness and ability to travel/be based on site across KSA.
