Any Job Type: Full-time Role Context The Senior Contracts Manager will manage complex contractual matters across construction, consultancy, design, and specialist hospitality packages within a major hotel development.
The position will work in a PMC and Client-facing environment where contract interpretation, documentation quality, commercial judgment, and timely administration directly influence cost exposure and project outcomes. The role will provide structured oversight of obligations, notices, variations, claims, payments, amendments, and final accounts while coordinating with contractors, consultants, designers, hotel operators, and commercial teams. Particular attention will be given to identifying scope overlap, duplicated entitlement, unsupported claims, and other contractual risks before they affect the client 's commercial position.
Key Responsibilities- Administer construction, consultancy, design, and specialist hospitality contracts throughout the project lifecycle.
- Monitor contractor and consultant compliance with contractual obligations, milestones, notices, and deliverables.
- Track bonds, insurance, warranties, securities, and other contractual requirements.
- Interpret FIDIC and bespoke contract provisions and advise project teams on contractual implications.
- Manage contractual correspondence and ensure required notices are issued within prescribed time frames.
- Draft formal letters, notices, instructions, assessments, and commercial recommendations.
- Maintain accurate contract administration records and supporting documentation.
- Manage variations from initial identification through assessment, negotiation, approval, and implementation.
- Review PVNs, PVRs, Change Orders, Variation Orders, and associated substantiation.
- Assess contractual entitlement relating to proposed changes and instructed work.
- Evaluate cost and programme implications associated with variations.
- Identify potential overlap, duplicated scope, or double counting within variation submissions.
- Coordinate commercial and technical input required to evaluate contractor proposals.
- Support negotiations on variation values, entitlement, and implementation conditions.
- Maintain comprehensive variation and change registers.
- Review claims for extension of time, disruption, prolongation, acceleration, and additional cost.
- Assess contractual entitlement and verify whether claim submissions meet contractual requirements.
- Analyze cause, effect, responsibility, and substantiation presented within contractor claims.
- Coordinate with Planning and Project Controls teams when evaluating programme impacts.
- Review contemporaneous records and supporting project evidence relevant to claims.
- Develop defensible contractual positions and recommendations for senior management and the Client.
- Support dispute avoidance by identifying emerging contractual issues early.
- Assist with negotiations and resolution of disputed commercial matters.
- Coordinate with legal or specialist advisers where complex contractual issues require additional review.
- Review contractor and consultant payment applications from a contractual perspective.
- Coordinate with Quantity Surveying and Cost Management teams on valuation and certification.
- Verify that claimed amounts align with approved progress, contractual terms, and authorized changes.
- Identify unsupported or duplicated payment items before certification.
- Support preparation of payment recommendations and commercial assessments.
- Monitor contractual and commercial risk across assigned packages.
- Identify risks arising from scope gaps, conflicting documents, delayed instructions, unresolved changes, or incomplete records.
