Senior Project Director

Sphere recruitment are representing the contracting arm of a major regional developer in the appointment of a Senior Construction Project Director to lead the delivery of a highly complex, landmark development in the heart of Riyadh.

The project is a major inner-city high-rise development, incorporating significant structural, architectural and MEP complexity, with a number of surrounding landmark assets and challenging interfaces with the existing urban environment. This is a high-profile opportunity for an experienced construction leader with a proven track record delivering major high-rise and technically complex projects.

The Senior Construction Project Director will provide overall leadership and strategic direction across the construction delivery of the project, taking responsibility for programme, commercial performance, quality, HSE, resources and stakeholder management. You will lead a large multidisciplinary project team and work closely with the developer, consultants, contractors, specialist subcontractors and key government and external stakeholders to ensure successful delivery from construction through to completion and handover.

• Provide overall leadership and direction for the construction delivery of a major high-rise development.
• Develop and execute the project construction strategy, ensuring alignment with programme, commercial and development objectives.
• Lead multidisciplinary construction teams across structural, architectural, MEP, façade, fit-out and specialist packages.
• Manage complex interfaces between the main development, surrounding landmark assets and existing city infrastructure.
• Take overall responsibility for programme delivery, sequencing, logistics and construction methodology.
• Drive project performance against cost, schedule, quality and HSE targets.
• Lead the management of major contractors, subcontractors, consultants and specialist suppliers.
• Oversee construction planning, mobilisation, procurement, package strategy and resource requirements.
• Identify and proactively manage project risks, technical challenges, interfaces and potential delays.
  
  Establish a strong culture of safety, quality, accountability and delivery excellence.
• Provide regular reporting to senior leadership and key project stakeholders.
• Lead negotiations and resolution of complex technical, commercial and contractual issues.
• Ensure the project is delivered in accordance with relevant Saudi regulations, international standards and project requirements.
• Drive commissioning, completion, snagging and handover activities through to successful project close-out.

• A relevant degree in Civil Engineering, Construction Management, Architecture or a related discipline.
• The successful candidate will be a highly experienced construction professional with a strong track record of delivering major high-rise, complex urban or landmark developments.
• 20+ years' experience within major construction and development environments.
• Proven experience as a Project Director / Construction Director / Senior Project Director on major high-rise developments.
• A strong background in complex building construction, ideally involving significant structural, façade, MEP and architectural interfaces.
• Experience managing large multidisciplinary teams and major contractors.
• Strong understanding of construction methodology, programme management, logistics and project controls.
• Experience operating within challenging inner-city environments and managing multiple project interfaces.
• Strong commercial and contractual awareness.
• Excellent stakeholder management and communication skills.
