Mechanical BIM Modeler is responsible for creating and coordinating detailed 3D BIM models for mechanical systems including HVAC, plumbing, and fire protection. The role ensures accurate modeling, clash-free coordination, and compliance with project BIM standards to support construction and project delivery.
Key Responsibilities:- Develop and maintain detailed BIM models for mechanical systems including HVAC, plumbing, and fire protection
- Model systems such as ductwork, chilled water piping, ventilation, water supply, drainage, sprinklers, and hose reels
- Prepare shop drawings, coordinated drawings, and as-built documentation from BIM models
- Perform clash detection using Navisworks and coordinate with architectural, structural, and electrical teams to resolve conflicts
- Ensure models meet project BIM standards, BIM Execution Plan (BEP), and ISO 19650 requirements
- Maintain required level of development (LOD 300–400) across all mechanical models
- Generate bill of quantities (BOQs), material take-offs, and system schedules from BIM models
- Update models based on design revisions, RFIs, and site instructions
- Maintain proper file structure, naming conventions, and workflows within the Common Data Environment (CDE)
- Support BIM coordination processes including model audits and quality checks
Qualifications:
- Diploma or bachelor's degree in mechanical engineering or a related field
- 4 to 8 years of experience in mechanical BIM modeling
- Strong experience in HVAC, plumbing, and fire protection systems
- Proficiency in Autodesk Revit (MEP), AutoCAD, and Navisworks
- Strong understanding of MEP systems and multidisciplinary coordination workflows
- Knowledge of duct sizing, pipe routing, and mechanical system layouts
- Ability to read and interpret MEP drawings and technical specifications
- Familiarity with ASHRAE standards and relevant local codes
- Strong problem-solving skills with high attention to detail
- Effective communication and coordination skills
- Experience in large-scale building or infrastructure projects is preferred
- Knowledge of Saudi or GCC codes and standards is an advantage
- Experience in Revit parametric family creation is beneficial
- Familiarity with CDE platforms such as BIM 360 or similar is preferred
- Exposure to district cooling or central plant systems is an advantage
