Role DescriptionThe Project Manager (PM) leads the planning, design, procurement, construction, and handover of real‑estate development projects, ensuring they meet the company’s global standards for cost, schedule, quality, sustainability, brand consistency, and customer experience. The PM acts as the owner’s representative and serves as the central coordinator between internal teams, design consultants, contractors, authorities, lenders, and stakeholders. The PM is supported by a Design Manager and a Construction Manager at various project phases.
CoreScope
- Drive the entire project lifecycle—feasibility, design, procurement, construction, handover. Be accountable for the project and own the delivery.
- Translate development strategy, brand standards, and product positioning into clear project requirements.
- Procure and manage consultants, engineers, PMCs, contractors, and suppliers across multiple geographies, along with their contracts.
- Control budgets, cost plans, procurement strategy, cash flow, and variation exposure. Publish data regularly for MIS.
- Coordinate all design stages, ensuring compliance with global brand standards, with the Design Manager’s support.
- Manage regulatory approvals and ensure compliance with local building codes and international benchmarks.
- Track construction progress, quality, safety, sustainability, and risk, with the Construction Manager’s support.
- Support sales, marketing, and product development teams with accurate information and technical alignment.
- Ensure operational readiness, documentation, and a seamless handover to property management/FM.
- Manage different development categories, including: ground‑up construction, conversions, and third‑party conversions.
- Can‑do attitude and GTD mindset.
- Deliver high‑quality real‑estate assets that reflect global brand standards.
- Protect commercial interests across design, procurement, contracts, and variations.
- Maintain a realistic and enforceable schedule, with early identification of delays.
- Ensure complete alignment between development, sales, design, finance, and construction teams.
- Manage stakeholders across multiple time zones with clear communication discipline.
- Reduce cost overruns by enforcing scope and challenging consultants and contractors.
- Ensure design compliance with global brand guidelines and customer experience requirements.
- Navigate regulatory processes with accurate planning of all approvals across international jurisdictions.
- Maintain zero tolerance for uncontrolled changes or undocumented decisions.
- Deliver a seamless handover with complete documentation, commissioning, and facilities management onboarding.
- Bachelor’s in Civil Engineering, Architecture, Construction, or Project Management.
- Minimum 15+ years of experience.
- Autodesk Revit
- AutoCAD
- Knowledge of BIM standards (e.g., ISO 19650, PAS 1192) and LOD specifications.
