• Associate Director – Asset Management will be responsible for overseeing a defined portfolio of hospitality and real estate assets, striking a balance between strategic leadership and hands‑on operational oversight. The role ensures operators deliver on financial, operational, and RSG objectives while driving long‑term asset value creation.
• Operating as both a senior asset manager and departmental leader, the Associate Director will manage complex, high‑profile assets, mentor junior team members, and support the Director of Asset Management in shaping and executing portfolio‑wide strategies.

• Act as a “player‑coach,” managing flagship assets while guiding junior asset managers.
• Mentor and develop junior team members in financial analysis, operator engagement, and reporting.
• Drive departmental standards, knowledge‑sharing, and continuous improvement across the asset management function.
• Monitor financial and operational performance of assigned assets, ensuring delivery against budgets and KPIs.
• Conduct quarterly performance reviews with operators, with documented action plans.
• Review, challenge, and approve annual business plans, budgets, and capex proposals.
• Ensure contract compliance with hotel management agreements and brand standards.
• Oversee pre‑opening support, handovers, and implementation of operational best practices.
• Provide accurate and timely reporting to senior leadership and JV partners.

• Contribute to long‑term asset management strategy in alignment with Red Sea Global’s corporate objectives.
• Lead negotiations of hotel management agreements, leases, and performance clauses to maximize owner value.
• Advise senior leadership on portfolio trends, risks, and opportunities for value enhancement.
• Drive repositioning, renovation, and capital improvement strategies with measurable ROI.
• Partner with development, finance, and sustainability teams to ensure seamless transition of new projects into operations.
• Represent ownership in high‑level discussions with operators, JV partners, and key stakeholders.

• Bachelor’s degree in Finance, Business Administration, Real Estate, or related field.
• 10–12 years of progressive experience in hospitality asset management, hotel operations, or real estate investment.
• Minimum 5 years in a leadership role with exposure to luxury hotels and mixed‑use assets.
• Strong expertise in financial modeling, valuation, and performance analysis.
• Proven success in contract negotiations and operator relationship management.
• Knowledge of international hotel brands, operator models, and regional GCC/Red Sea market dynamics.

• Strong analytical, problem‑solving, and financial modelling skills.
• Excellent communication and interpersonal skills to engage with senior stakeholders and third parties.
• Collaborative team player with flexibility to assist where needed.
• Strong executive presence, high energy, and enthusiasm for the business.
