ASSET MANAGEMENT ASSOCIATE – AFFORDABLE HOUSING NORTHEAST (Remote, New York or New Jersey Preferred)

Overview

Under the guidance and supervision of the Vice President of Asset Management, the Associate‑Asset Management is responsible for monitoring property performance and maximizing property revenue to ensure the optimal value of assets is achieved. This includes providing strategy, direction, oversight, and balancing of costs, risks, and opportunities against desired performance of assets in the portfolio.

Responsibilities
  • Monitor operations of portfolio, analyze data, and report to staff and senior management. Compare site performance and projections to similar properties and industry data.
  • Recommend strategies for maximizing value and returns for assets and monitor to ensure performance meets ownership objectives.
  • Review assigned properties to understand financing, regulatory requirements, reporting, and owner/investor goals. Monitor partnership agreement amendments and understand their impact.
  • Assist property management staff in decisions that affect the asset long term and determine relationships to established goals.
  • Work with property management staff to maximize the potential value and benefit of the property to Conifer.
  • Coordinate and oversee monthly/quarterly financial review of portfolio.
  • Visit assigned sites and participate in site audits as requested.
  • Ensure escrow accounts are funded at the proper levels and tax payments, including PILOTs, are calculated and made timely.
  • Monitor reserve balances to ensure appropriate funding and accurate draw down requests.
  • Work with Property Finance to evaluate possible refinancing, disposition, or change of use of assigned properties.
  • Maintain and foster relationships with lenders and investors post‑closing for assigned sites.
  • Oversee annual budget preparation process for portfolio. Compare projections to comparable experience and industry data.
  • Assist with preparation of pro forma income statements for development underwriting and coordinate review with Property Management team.
  • Participate in periodic review meetings for projects transitioning from development to operations.
  • Assist with due diligence on potential acquisition opportunities.
  • Perform financial analysis, modeling, and portfolio stress testing as needed.
  • Other special projects and job‑related duties as assigned.
Education and Experience
  • Bachelor’s degree in accounting or finance required.
  • Master’s degree preferred.
  • Prior experience in multi‑family real estate preferred.
Skills
  • Minimum 5‑7 years relevant asset‑management experience with demonstrated institutional analytical and quantitative skills.
  • Accounting, financial analysis, and budgeting skills.
  • Advanced Excel knowledge (macros, pivot tables).
  • Multi‑family affordable real estate experience preferred.
  • Yardi Voyager or equivalent housing software preferred.
  • Proficiency with MS Office (Word, Excel, Outlook, SharePoint).
  • Adaptable and able to manage multiple projects simultaneously.
  • Excellent business judgment, professionalism, and practices for day‑to‑day matters.
  • Strong analytical skills and financial modeling experience.
  • Travel to specific Conifer sites required.

Salary range: $95,000.00 – $. Actual compensation may vary depending on experience, skills, qualifications, location, etc. This range does not include additional forms of compensation such as bonuses.
