Position Summary: The Maintenance position is responsible for providing maintenance services as needed and/or assigned; assisting in a wide variety of maintenance activities; addressing immediate operational and/or safety concerns; assisting skilled trades; and ensuring that tools, materials and vehicles are maintained in good working order and are available at job sites when needed.
Physical Demands: The Maintenance position requires the ability to climb, balance, stoop, kneel, crouch, reach, stand, walk, push, pull, lift, grasp, fine motor manipulations, talk, hear and complete repetitive motions. The Maintenance position can entail standing for significant periods of time. The Maintenance position requires the ability to exert up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.
The position involves working in indoor and outdoor environments. The Maintenance position involves outdoor work in various weather conditions, use of ladders, use of tools, including power tools, and frequent driving.
Schedule: The Maintenance position works primarily on first shift (7:30AM-4:00PM). This is a full-time position that requires a staff member to work a minimum of 80 hours per pay two-week period, including an ON-CALL rotation.
Eligibility & Qualifications- Possess a high school diploma/transcript or equivalent.
- Possess skill-based competencies including: operating equipment used in skilled trades, power and hand tools, carpentry skills, painting skills, basic electrical skills, basic plumbing skills, skills necessary to install and remove major appliances, diagnose problems with major appliances, adhere to safety practices, handle hazardous materials, basic math skills related to carpentry and measurements, and plan and manage projects.
- Must be at least 21 years old.
- Must possess the necessary sensory abilities to adequately fulfill all job responsibilities.
- Must be able to walk up and down stairs and ladders.
- Demonstrate excellent communication and writing skills.
- Must possess a valid driver’s license and be eligible to become an authorized driver with Goldie Floberg.
- Must successfully pass all required background checks.
- Must possess/demonstrate excellent organizational skills and ability to manage multiple tasks independently.
- Ability to work effectively as part of a team.
- Must exhibit regular and predictable attendance.
- Must be able to meet the physical demands described above.
- Addresses maintenance concerns reported via service requests in a competent and prompt manner.
- Inspects buildings and other structures to determine functional systems, detect malfunctions, and recommend repairs.
- Performs minor carpentry, electrical, plumbing, and general repair tasks.
- Assists in scheduled and "as needed" inspection and preventive maintenance on tools and equipment.
- Prepares surfaces and paints various structures, invests in protective coatings, etc.
- Installs, removes, and maintains household appliances.
- Maintains Center vehicles and tools in safe operating condition.
- Responds to emergency situations during and after hours, participates in on-call rotation.
- All other duties as assigned by the Maintenance Supervisor.
- Complete inspections that include: monthly water temperature checks, monthly fire extinguisher checks, monthly emergency light checks, replace flashlight batteries, monthly smoke detector checks, monthly vehicle inspections, seasonal A/C cleaning, yearly deck staining, ordering supplies as required, shampooing carpets, replacing keys and locks as required.
