Position SummaryAs a Leasing Specialist, you have a genuine interest in building positive connections and an exceedingly strong aptitude for sales and marketing. You will be responsible for understanding, executing, and achieving the leasing and renewal goals for a specific community. The position demands a focus on pricing, promotion, and presentation of the community, effective time management, attention to detail, reliability, and a strong commitment to excellent customer service when interacting with residents, associates, and vendors.
PrimaryResponsibilities
- Walk the marketing tour path, open target viewing apartments, and ensure some and rent‑ready apartments, model homes, and community amenities are clean and presentable.
- Coordinate daily activities through the management of People, Product, Price, and Promotion.
- Exercise discretion and independent judgment in daily marketing and advertising to enhance performance.
- Manage effectiveness of mini model items, placement, and presentation.
- Respond to resident and prospective resident calls and emails; monitor and verify traffic in queue is responded to daily.
- Answer incoming calls, convert phone calls into walk‑in traffic, set viewing appointments, and ensure all leasing traffic is recorded and input daily.
- Tour prospective residents with energy and enthusiasm the Weidner way.
- Facilitate the application process at the end of the tour to ensure successful leasing.
- Maintain a strong competitive leasing closing ratio.
- Review and process all applications immediately upon receipt.
- Communicate timely and respectfully with applicants regarding results.
- Follow the Weidner Move‑In Experience with all approved applicants.
- Maintain and follow up on traffic in queue.
- Oversee completion of market analysis and shop competitive properties at least monthly; implement marketing and leasing strategies daily.
- Maintain in‑depth knowledge of the community, residents, and competitor properties.
- Meet with the Community Director regularly to review leasing performance and goals to improve leasing initiatives and strategy.
- Actively manage lease renewals in a timely manner and develop a retention program.
- Ensure market‑ready apartments, common areas, and amenities are clean and maintained daily to Weidner’s quality standards.
- Assist with lease renewals and promote resident retention.
- Ensure the leasing office is clean, orderly, and professionally presentable at all times.
- 2+ years of property management experience.
- Prior customer service experience required.
- Complete tasks safely and efficiently.
- Ability to work in a fast‑paced environment with a strong motivation to learn and contribute daily.
- Excellent communication skills in person, over the phone, via email, and via text.
- Experience with Microsoft products (Word, Excel, PowerPoint, Outlook) preferred.
- Yardi and Paycom experience preferred; willingness and ability to learn new software.

- Prompt, regular attendance; wear company dress code and maintain professional appearance.
- Work effectively and cooperatively in a team environment and/or independently.
- Ability to work outside normal scheduled hours as needed.
- Willingness and ability to be assigned to other Weidner properties as needed.
- Working knowledge of English; detail oriented and well organized.
- Agree to a criminal background check and sign an agreement for voluntary drug testing.
- Have access to personal vehicle and/or reliable transportation at all times.
- Driver’s license, vehicle, and vehicle insurance must be valid, unexpired, and match the country in which the associate will work.
