Role:
Technical Facility Manager (TFM)

Reporting to:
Accommodation Manager
Purpose of the role
As Technical Facility Manager for our student accommodation, La Corte, in Parma, you will be responsible for overseeing the operational efficiency, maintenance, safety, and technical infrastructure of the facilities.
Your role bridges the gap between property management, external contractors, and tenant requirements, ensuring high‑quality, compliant living spaces.
Specific tasks at La Corte, Parma
Plant operation & maintenance:
Monitoring of HVAC systems (heating, ventilation, air conditioning), fire protection systems, elevators and building management systems.
Energy management:
Optimization of consumption, as energy costs in Italy are a critical factor for the profitability of PBSA assets.
Legal compliance:
Ensuring all periodic inspections in accordance with Italian law (e.g. pressure vessel inspection, electrical checks).
Maintenance planning:
Creation and implementation of preventive maintenance plans (PPM) to avoid expensive emergency interventions.
Key Responsibilities
Facility & Technical Operations:
Manage all technical matters, including building services (HVAC, plumbing, electrical) and IT infrastructure, to maximize efficiency and safety.
Maintenance & Asset Management:
Plan and supervise preventative and corrective maintenance schedules, repairs, and modernization/renovation projects; ensure the smooth daily operation of the residential complex; coordinate repairs, maintenance work (HVAC, electrical, plumbing); supervise external service providers for cleaning, security and utilities.
Compliance & Safety:
Ensure compliance with Italian regulations regarding Health & Safety (H&S), fire safety, and environmental standards (e.g., HVAC maintenance); strict compliance with Italian Health, Safety and Environmental (HSE) regulations, in particular Legislative Decree 81/08; conduct risk assessments and security audits.
Project Coordination:
Supervise contractors and vendors during repairs, refurbishment, within and after warranty or new development phases.
Tenant Management & Support:
Oversee move‑in/move‑out processes, perform periodic apartment inspections, and resolve technical issues for residents.
Budgeting:
Manage the technical department budget, including cost control for repairs, utilities, and vendor contracts; coordinate overall budget with the Residence Director; responsible for the budget of operating expenses (OPEX) and preparation of monthly reports.
Requirements & Qualifications
Education:
Technical surveyor diploma or University degree in Civil Engineering, Building Services, Architecture, or a similar field.
Experience:
3–5 years of experience in technical management, ideally within real estate, hospitality, or facility management.
Technical
Skills:
Proficiency in AutoCAD, Microsoft Office Suite, and property management systems.
Knowledge: Strong understanding of Italian construction regulations, urbanism, and building safety standards; knowledge of occupational safety (D.Lgs 81/08) and fire protection (Antincendio).
Languages:
Excellent Italian (written and spoken) is essential, and English proficiency often required.
Soft Skills:
Strong leadership, ability to coordinate multiple projects simultaneously, crisis management, and a pro‑active approach.
Benefits
Annual salary € 36 500.00 RAL.
Working hours:
Monday to Friday from 08:00 am to 05:00 pm. Place of work:
Parma.
